WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other'valuable consideration
paid by the party of the second part,does hereby remise,release and quitclaim unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,situate,lying and being at Southold,in the Town of Southold,County
of Suffolk and State of New York,bounded and described as follows:
BEGINNING at an iron pipe on the northwesterly line of Soundview Avenue,261.50 feet northeasterly along said
northwesterly line from Horton's Lane,said point of beginning being the southerly corner of Land conveyed by the
party of the first part to Corazzini from said point of beginning,running along said northwesterly line of Soundview
Avenue,South 52 degrees 05 minutes 10 seconds West,a distance of 125.0 feet;thence along land of the party of the
first part,North 37 degrees 54 minutes 50 seconds West,a distance of 150.0 feet;thence along said land of the party
of the first part and land of Fischer,North 52 degrees 05 minutes 10 seconds East,a distance of 175.0 feet to an iron
pipe and said land of Corazzini;thence along said land,South 37 degrees 54 minutes 50 seconds East,a distance of
150.0 feet to the point of beginning.
SUBJECT,however,to the following co4cnants and restrictions:
1. No dwelling house shall be erected or maintained on said premises unless it shall cost at least Eight Thousand
($8,000.00)Dollars,unless exterior plans and designs for a dwelling house of less cost shall be approved in writing
by the party of the first part.
2.No dwelling or other structure shall be erected or maintained on said premises within fifteen(15)feet of the road
front or within five(5)feet of any boundary line.
3.No outside privy of any kind shall be erected or maintained on any portion of said premises.
4.No business of any kind shall be conducted upon said premises.
5.No animals,except household pets,may be kept on said premises.
6.Only one dwelling house and the usual necessary outbuildings may be erected on said premises.
These covenants and restrictions shall cease and tenninate on January P', 1976.
BEING AND INTENDED TO BE the same premises conveyed to Edward Hughes and Carolyn R.Hughes by deed
dated March 10, 1971,and recorded in the Suffolk County Clerk's Office on March 12, 1971,in Liber 6898,at page
581.Said Edward Hughes having died a resident of Suffolk County on October 19,2015.
Said premises being known as 13135 Soundview Avenue,Southold,New York 11971.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof,TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.SUBJECT to covenants and resu ictiuns in former deeds of record of said property.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
