Gunusen and Mari H. Gunusen Irrevocable Personal Residence Trust,dated May 13,2015,
party of the first part,and
Sahen Gunusen, residing at 39 Grace Hall Lane,Yaphank, New York 11980, as Trustee of the
Gunusen Family Trust#,dated November j7 2013, party of the second part;
WITNESSETH,that the party of the first part,who by virtue of the terms of the Zakariya
Gunusen and Mari H. Gunusen Irrevocable Personal Residence Trust,and by virtue of the
power and authority given in and by said Trust andlor by Article 11 of the Estates, Powers and
Trusts Law, and for no consideration, lawful money of the United States, paid by the party of
the second part,does hereby grant and release unto the party of the second part,the
distributees or successors and assigns of the parties of the second part forever;
ALL that certain plot, piece or parcel of land,at Arshamomoque,Town of Southold,County of
Suffolk and State of New York, known and designated as Lot Number 3, as shown on a certain
map entitled; "MAP OF SHORECREST"as,filed in the Office of the Clerk of Suffolk County on
April 6, 1971, as Map Number 5584.
SUBJECT TO any state of facts an accurate survey may show.
SUBJECT TO covenants, restructions, utility easements and agreements of record,if any.
Being and intended to be the same premises conveyed to the party of the first part by deed
dated May 13, 2015 recorded in Liber D00012831, at page 169.
Said premises to be known as 325 Stony Shore Drive, Southold, NY 11971.
TOGETHER with all right,title and interest, if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof-,
TOGETHER with the appurtenances,which the party of the first part has or has power to
convey or dispose of, whether individually, or by virtue of said Trust or otherwise; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part,the heirs or
successors and assigns of the party of the.second part forever. AND the party of the first part
covenants that the party of the.first part has not done or.suffered anything whereby the said
premises have been encumbered in any way whatever,except as aforesaid. AND the party of
the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first,
part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
