WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable,consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever.
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected situated lying and
being at Mattituck, Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the Northerly line of land now or formerly of MacNish, said point being North 56 degrees 16
minutes 20 seconds East, along said northerly line of land now or formerly of MacNish for a distance of 125.21 feet
from the intersection of the easterly line of Westphalia Road and the said northerly line of land now or formerly of
MacNish;
THENCE from said point of beginning, the following two courses and distances along said land now or formerely of the
Estate of Ruth Satterly;
1. North 30 degrees 28 minutes 20 secounds West, for a distance of 119.49 feet;
2. North 57 degrees 54 minutes 20 seconds East, for a distance of 584.02 feet to the high water mark of Mattituck.
Creek.
THENCE South 28 degrees 57 minutes 00 seconds East, on a tie line along the said high water mark of Mattituck
Creek for a distance of 103.0 feet to the northerly line of land now or formerly of MacNish;
THENCE South 56 degrees 16 minutes 20 seconds West, along said northerly line of land now or formerly of MacNish
for a distance of 581.97 feet to the point or place of BEGINNING.
TOGETHER with an easement for a right of way for ingress and egress from the above described property to
Westphalia Road, a Town of Southold Public Highway, said right of way being more particularly bounded and
described as follows:
BEGINNING at a monument located at the easterly side of Westphalia Road at the northwest corner of land now or
formerly of MacNish;
RUNNING THENCE from said point of beginning, North 54 degrees 52 minutes 30 seconds West 32.17 feet to a point;
THENCE north 58 degrees 16 minutes 20 seconds East, 138.52 feet to a point on the westerly side of the above
described parcel;
THENCE south 30 degrees 28 minutes 20 seconds East, along the westerly side of the above described parcel 30.05
feet to the northerly line of land now or formerly of MacNish;
THENCE south 56 degrees 16 minutes 20 seconds West, along the northerly line of land now or formerly or MacNish,
125.21 feet to the easterly side of Westphalia Road; at the point or place of BEGINNING.

Said premises also subject to a right of way 30 feet in width across the westerly portion of the premises for purposes of
ingress and and egress, said right of way more particularly bounded and described as follows:
BEGINNING at a point on the northerly line of land now or formerly of MacNish, which point of beginning is North 56
degrees 16 minutes 20 seconds East of said northerly line of a distance of 125.21 feet from that intersection of the
easterly of Westphalia Road and the northerly line of land now or formerly of MacNish;
RUNNING THENCE North 30 degrees 28 minutes 20 secxonds at 119.49 feet to a point;
RUNNING THENCE North 57 degrees 54 minutes 20 seconds East, 30.01 feet to a point;
RUNNING THENCE South 30 degrees 28 minutes 20 seconds East 118.64 feet to the northerly side of land now or
formerly of MacNish;
THENCE South 56 degrees 16 minutes 20 seconds West, along the northerly line of land now or formerly of MacNish,
30.05 feet to the point or place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed to the parties of the first part by deed dated June 27,
1979 and recorded on June 29, 1979 in Liber 8650, Page 362 in the office of the Suffolk County Clerk, said premises
being known as 2122 Westphalia Avenue, Mattituck, New York.
TOGETHER, with all right, title and interest, if any of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER, with the appurtenances and all of the estates
and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"
shall be construed as if it read "parties"whenever the sense of this indenture so requires.
