Addition to the dwelling will increase the bedroom count from 4 bedroom to 5. Second floor will create a new bedroom and bathroom. Construction includes new roofing and siding, and the existing 596 sf. deck will be rebuilt and reduced in size to 477 sf. Proposed I/A septic system will replace a conventional septic system and the new well will be abandoned and new waterline will be run from the street. Located: 4452 Peconic Bay Blvd., Laurel. I am happy to submit these additional dimensions in an updated floor plan, please let me know in what format you prefer and by when you need this. We can have this over to you tomorrow if that is acceptable? I'm also including the dimensions within this email to be sure you have easy access to them as soon as possible. • Front entry dimensions: 3 ft 6 inch x 11 ft 8 inch(landward side) • Mudroom entry dimensions: 5ft 8 inches x 2 ft deep. This is an unroofed and not enclosed entry stair. (This side entry is the existing entry into the house) • Second story deck: please note: this deck is within the envelope of the existing house roofline. 39 ft x 6 ft 5 inch(216 sq ft) • Existing back deck: please note: the proposed new deck is smaller than the existing back deck. Proposed new deck is 24 ft 8 inch x 18 ft 6 inch(517 sq ft). Existing deck is 28 ft x 26 ft (600 sq ft) Gutters to leaders to drywells are in place and so are dark sky requirements per DOB requirements. We can submit the (2) revised sets per your request before the hearing takes place. We appreciate the head's up here regarding your note on the demolition code. We are familiar with this and we can plan to share our calculations with the Trustees to convey that this is not a substantial demolition. We've worked with the DOB and ZBA in preliminary discussions and permitting processes while designing this project to be sure this is code compliant and mindful of conserving the structure. Attached is a one-pager that we can also plan to bring with us to the site visit on February 7th. Regarding the Pier Line. This is something we have not been required to submit in past Applications. We are happy to provide this. When do you need this and in what format is preferred? Thank you, Margot On Mon, Jan 29, 2024 at 3:47 PM Cantrell, Elizabeth<elizabethc@town.southold.ny.us>wrote: Good afternoon, In reviewing the above referenced application I am requesting the dimensions of the front entry porch and the side porch that leads into the mudroom. Also there appears to be a trellis and a second story balcony, please submit all dimensions. as soon as possible in order to make the February deadline. 1 The plans do not depict gutters to leaders to drywells which are required. Please note that all lighting must be Dark Sky compliant, I do not see this comment on the deck lighting call-out. This revision can be submitted at any time but two revised sets will be needed either before or after the public hearing as it will be a condition of this Board. Please submit two copies of a Pier Line (see Definitions in Ch. 275) for the proposed structure as this is a requirement. 4 Also, given the scope of the proposed work it appears this project could be considered a demolition (as per Town Code definition of Demolition). Please be advised that if the Building Dept. deems this project to be a demolition, new permits will have to be applied for from this office prior to the Building Dept. issuing their permit. If this occurs the permit type will be either a full amendment to a whole new Wetland Permit application. The Board will make that determination if a demolition is determined after issuance of the Trustee Permit. i Administrative Assistant I I Town of Southold I I Board of Trustees i Office: 631-7654892 Email: elizabethc@southoldtownny.gp_v i Margot Rae Coffey Co-founder e:margot@isaac-rae.com t:646.275.2447 Isaac-Rae Studio Coffey Architecture PLLC Greenport,NY isaac-rae.com 2 ISAAC-RAE STUDIO 430 Main Street, 2nd Floor Greenport NY 11944 Southold Town Board of Trustees I (( 11 11!] j Southold Town Hall Annex ® L VU I 1J 54375 Main Rd. We are familiar with this code and we have included the relevant calculations below for your reference to convey that this is not a substantial demolition. As we were designing this project,we worked with the DOB and ZBA in preliminary discussions and permitting processes to be sure this project was code compliant and mindful of conserving the structure. Thank you! Please feel free to reach out if you have any questions for us. Margot&Clay ISAAC-RAE STUDIO Regarding the Definition of Demolition: The proposed project at 4452 Peconic Bay Blvd will be a substantial improvement(due to the proposed addition) however, the demolition of the existing structure is not to be considered substantial because of how we have designed to salvage the existing structure. This is detailed in the following calculations: • The total existing exterior walls of the existing structure is 243.2 total linear feet. The proposed exterior wall area to be demolished is 34.3 linear feet. Therefore, the percentage of exterior wall to remain is 85% (208.9 linear ft). • The total existing interior walls of the existing structure is 158 linear ft.The amount of existing interior walls to remain 74% (or 116.9 linear ft). • The total existing interior flooring is 1935 sq ft.The total flooring to remain intact is 82% of floor (or 1586 sq ft). • The total existing roof to be removed and replaced (1935 sq ft) Regarding the definition of bank or bluff: The incline between the bulkhead and the top of the bank is greater than a 20% slope but it is not greater than 20'.The total grade change between the top of the bulkhead and the top of the bank is 13'so we are considering this top of incline to be top of the bank in this case after our discussions with Southold DOB. y Glenn Goldsmith,President s{' 4 oTown Hall Annex Q 54375 Route 25 A.Nicholas Krupski,Vice President P.O.Box 1179 Eric Sepenoski It Southold,New York 11971 Liz Gillooly O Telephone(631) 765-1892 Elizabeth Peeples T;t ' , Fax(631) 765-6641 COMM, BOARD OF TOWN TRUSTEES TOWN OF SOUTHOLD This Section For Office Use Onlyw,f, Coastal Erosion Permit Application IC Wetland Permit Application Administrative Permit - _Amendment/Transfer/Extension X Received Application IZ•G•?3 -- -.. __. _ ,.. ..___' !C Received Fee: $ X Completed Application: IL•$.? - - — _.__.. .._ Incomplete: SEQRA Classification: Type I Type II Unlisted Negative Dec.
