I don't know where they are with lot coverage, but if all the cottages end up doing this, it might be a factor for
zoning at some point.

Generally speaking, if a patio is flush to grade and is now becoming roofed over, it would then count towards lot
coverage and setbacks.

Since it is already a patio, and is for an existing cottage, it doesn't really alter the site plan from a parking or site
standpoint, so I don't think it needs Planning review.
Is the patio counted towards lot coverage?If is it turned into a screened-in, roofed-over area, does it then count
towards lot coverage?And does it become a factor in determining setbacks once the patio is turned into a room
like this?I'm just curious.
