Currently, no development is proposed on any lot. Lot 2 is occupied by a dilapidated house and barn structure. As we also discussed, the plat that was submitted to your department did not indicate that the existing dilapidated house will be removed with associated septic systems and water supply systems. On September 26, 2003, I have confirmed the removal of the house with the applicant's agent Chris Calderone. However, Mr. Calderone stated that the barn will be repaired and remain in ks present location. A letter, dated September 30, 2003, verifying the removal of the residence is attached. Based upon the removal of the residence, the applicant is seeking a waiver from the following items as outtined in the Notice of Incomplete Application dated September 16, 2003: 1. Test Hole(s)/Test Hole Location(s)/Details Reasoning: The applicant has stated that the dilapidated house and existing septic and water supply systems that occupy Lot 2 will be removed. 2. Wetlands Permit or Determination Letter Reasoning: The applicant has provided the location of wetlands on-site. The Pla~'mg Board concurs with the delineafions. The boundary of Lot 2 is greater than 100 feet from a wetland boUndary, is improved, and therefore following removal of the existing residential structure, may be improved in the furore. No impacts to wetlands will occur as a result of the proposed subdivision action. Note: this request does not relinquish the appl/cant from any future permits or n0nrj ,~m-isdicffonal let. tersrequired by any other ~eviewing ageq?y or department, includ/ng the Town of Sduthold Building Department. The Planning Board has also considered the letter, dated September 30, 2003, and recognizes that a waiver from the identified items will provide for an expedited review of the action and is in the best interest of the Town of Sou~hold. As apart of any final approval, the Planning Board will require the.removal of the residence within a Covenant and Restriction filed with the Office of the Suffolk County Clerk. The Town of Southold Plann'mg Board would like to commend the Department of Health for the commitment it has demonstrated in assisting the Town of Southold in the completion of conservation/preservation projects.
