Thomas Tsounis owns property located at 955 Inlet Drive, Mattituck, New York and further described as SCTM No. 1000-099.00-02.00-014.002. Mr. Tsounis purchased a share of this property from his parents in 1985, and then full ownership in the year 2002. This property was a part of a subdivision designated as lot 76 as shown on a certain map entitled, "Map of Captain Kidd Estates" filed in the Suffolk County Clerk's Office on January 19, 1949. A copy of the description of the property is attached hereto and made a part hereof as Exhibit A. Our tifie report evidences that a developer named Dawn Estates, Inc. sold the premises to John Hoch and Helene A. Hoch on March 12, 1955, which is the time that the construction of the house must have been completed. A copy of the page of the title report is attached hereto and made a part hereof as Exhibit B. WHEREFORE, the circumstances make it clear that the house was built prior to the year 1955.
