This application must be filled in by typewriter or ink and submitted to the Building Department with the following:
For new building or new use:
1. Final survey of property with accurate location of all buildings, property lines, streets, and unusual natural or
topographic features.
2. Final Approval from Health Dept. of water supply and sewerage-disposal (S-9 form).
3. Approval of electrical installation from Board o f Fire Underwriters.
4. Sworn statement from plumber certifying that the solder used in system contains less than 2/10 of 1% lead.
5. Commercial building, industrial building,.multiple residenceg and similar buildings and installations, a certificate
of Code Compliance from architect or engineer responsible for the building.
6. Submit Planning Board Approval of completed site plan requirements.
For existing buildings (prior to April 9, 1957) non-conforming uses, or buildings and "pre-existing" land uses:
1. Accurate survey of property showing all property lines, streets, building and unnsual natural or topographic
features.
2. A properly completed application and a consent tO inspect signed by the applicant. Ifa Certificate of Occupancy
is denied, the Building Inspector shall state the reasons therefor in writing to the applicant.

Although we made no inspections of the "Fire Lane" during
construction, based on conversations with the earthwork contractor, a visual
inspection, and soil probes, we are of the opinion that the "Fire Lane" was
properly constructed and that it wilt support fire apparatus.

Dear Mr. Verity:
With regard to the "Fire Lane" at the above referenced project, we
determined; in December 2002 that there was not a vertical clearance of 15
feet through-out the "Fire Lane".
We inspected the "Fire Lane" on Tuesday, February 18, 2003, and
noted that tree limbs had been trimmed and that there is now the proper
vertical clearance of 15 feet.

Road Names - Peconic Landing
ENCLOSURES: ( 1 ) General Layout Plan as prepared by Young & Young
Peter, enclosed please find the road names as submitted by the Peconic Landing Board. These
names should be inserted on a "General Layout" plan by Young & Young once the names have
been accepted by Southold. It is my understanding that G~orgia in Mike Veritys' office
(Building Department- Southold Town Hall [631] 765-1802) assigns the home numbers and
by default I assume she must sign off on the road names as welt. Please note that Brecknock
Road will l~e the address of the health and community building as well as the apartment
building. I would prefer a number such as I00 l~reclmock Road ff that is possible. The sub~
addresses for the apartments would presumably be "Peconic Landing, 100 Brecknock Road,
Unit 301". Possibly, the Health Center would be "Peconic Landing, 100 l~recknock Road, HC
14" for a bed on the first floor and "Pecordc Landing, 100 Brecknock Road, HC 214' for the
assisted floor. Sandpiper Lang would mn from Breck~ock Road to unit #39 all the way at the
end. Thompson Boulevard rum obv/ously from Brecknock Road to the end of the boulevard. I
ask that you meet as soon as possible with Georgia, the fire chief (if required) and the
postmaster of Greenport to gain everyones approval. Time is of the essence in this as our
utilities need these addresses to make service com~ecfions. I will ask Jerry Calls at the Board
Meeting to change the name of Piping Plover Lane, I think the residents would be appreciative.
Perhaps "Oriole Lane" which was one of the committees suggestions for a road that does not
require anmme so I lef~ it off. Once complete, Al Brozeit should receive the names to deliver to
Tom and make raofice to the utilities for service. Thanks for the help. Denny

construction observations.
Construction has deviated from the design documents, most notable in the conversion of
the closcd4oop heat pump system to a geothem~al syst~m. However, the conversion to a
geo~bermal system and other observed deviations m'e consistent within the design intent
established by Beeker Morgan Group, Ine.'s design documents.
The Ilealth Center facilities have not been reviewed,

Dear Mr. Verity:
This is to confirm our conversation relative to the apartment building and the issuance of Certificates
ofOccupancy. Thisbuitding, for which a building permit was issued is now fully constructed. Itwas
reviewed and approved by the Architectural Review Committee, was discussed at length with the
prior Building Inspector, and further discussed with the Chairman of the Zoning Board of Appeals.
It has a ground floor, first floor and second floor. In accordance with discussions with Town
officials, occupancy of the second floor is less than 50% of the total square footage of that floor. The
median height of the roof is 35 feet, the building has continuously been part of the site plan and is
constructed in accordance with that plan and the architectural designs presented and approved by the
Town.
Under the circumstances it has been and continues to be the position of Peconic Landing at Southold,
Inc. that the building meets all of the requirements of the Town Code. Based upon a thorough
review, the issuance of the building permit and completion of construction in accordance with that
permit, it is appropriate to issue Certificates of Occupancy for each of the apartment units.

The following resolution was adopted by the Southold Town Planning Board at a meeting held
on Monday, December 4, 2000:
WHEREAS, the site plan for Peconic Landing that was conditionally approved on August 31,
1998, substitutes for and is in place of a previously approved conditional plan for 350
condominium units, known as the Breakers at Lands End which is now extinguished; and
WHEREAS, all conditions of the conditionally approved plan for Peconic Landing (August 31,
1998) have been met; be it therefore
RESOLVED that the Southold Town Planning Board authorize the Chairman to endorse the
final surveys, dated November 24, 1998, with Suffolk County Department of Health approval
stamp and easement revision of September 6, 2000.
Conditional final approval was granted on August 31, 1998. All conditions have been fulfilled
as of this date, December 4, 2000.
Enclosed please find two copies of the approved plan; one for your records and one to be
submitted to the Building Department when you apply for a Building Permit.

vertical clearance of 15 feet.

As we are in the process of closing out the construction phase of Peconic Landing. We have, I
believe, one final Certificate of Occupancy ("C:O.') to obtain, that being the shell C.O. for the
apartment building. From a previous discussion with Frank Laughlin of Barton Associates, it is
my tmderstanding that you required confirmation from the site subcontractor as to the
composition of the fire road in the rear of the apartment building. I have enclosed a letter from
Steve Relier, President of the site development firm that performed the work at Peconic Landing,
detailing the installation prgcess. I believe our site engineers, Young & Young, have delivered a
certification Of thfi road desi~mn and compaction as well to you previously.
Under separate cover we have forwarded a check in the amount of $951.85 that we believe to be
the final outstanding fees for the project as determined by your office.
We have, to the best of my knowledge, completed all requirements for final sign off. Should you
have any outstanding issues on yottr list, please advise me of such as soon as possible so that we
may addreSs.
