" surveyed June 28, 1922 by Otto W. Van Tuyl, C.E. and Surveyor , Greenport , N.Y. , and filed in the Office of the County Clerk of 1a Suffolk County, N.Y. , August 16, 1922, File No. 156 , which said lot is more particularly bounded and described as follows : BEGINNING at a monument set in the southwesterly line of Broadwate Road at the northeasterly corner of Lot 190 as shown on said map: THENC Cil RUNNING southeasterly along the arc of a curve bearing to the left Rab- along said wouthwesterly line of Broadwaters Road, a distance along said arc of 109 feet more or less to a concrete monument at the north- west corner of Lot 192 as shown on said map, said last mentioned curve y/1ri/ being suspended by tie line of a chord bearing South 46 degrees 57 QI minutes 40 seconds East of a length of 108. 11 feet; THENCE RUNNING South 18 degrees 29 minutes 50 seconds Westerly along the division line between said Lots 191 and 192 , a distance of 305 . 04 feet to a monument ; THENCE RUNNING North 66 degrees 48 minutes 10 seconds West along the division line between Lots 191 and 202 as laid out on said map a 06 bolo distance of 105 feet to a monument; THENCE RUNNING North 19 degrees 33 minutes 20 seconds East along the division line between said Lots 190 and 191, a distance of 341. 41 feet to the monument. on the southwesterly line of Broadwaters Road, at the point or place of BEGINNING. BEING the same premises conveyed to the grantors herein by Rosa Fucile, formerly known as Rosa DiBella, by deed dated May 24 , 1978 „ and 'recorded in the Office of the County Clerk- of Suffolk County on i June 1, 1978 in Liber 8436, page 415. ✓� TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHE2 with the appurtenances and all the estate and rights of the party of the first part in and to said premises, TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the Harty of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will appy the same first to the payment of the cost of the improvement before using any part o the total of the same for any other purpose. AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said premises; that the said premises are free from incumbrances, exce t as aforesaid; that the f party of the first part will execute or procure any further necessary assurance of the itle to said premises; and that said party of the first part will forever warrant the title to said premises.
