A memo from Lori Dowd also indicated that there may be a discrepancy in the actual deed description listed under SCHEDULE "A". The first page of schedule A, approximately half way down the page is a paragraph that begins "THENCE South 11 degrees 50 minutes 20 seconds East along land now or formerly of Dorothy E. Cook". This paragraph ends by indicating a distance of "1236.50 feet to a monument;", I believe that this distance is in error. As indicated by the filed map, that distance includes the entire distance extending beyond the cul-de-sac to the North East comer of the 50' wide access strip for lot #10. I believe that the correct distance should be 210 feet shorter for a total of 1026.50 feet. This number is found on two separate pages where Schedule A is used to describe the property offered for dedication. I have enclosed both of the documents and highlighted this number for your reference. I would recommend that this number verified by the title company that prepared the original document. Oowd,Town Attorney August 22, 1997 Highpoint Woods Road Dedication I have reviewed the papers for the Highpoint Woods Road dedication. The release and the deed appear in proper form. However, when you refer them on to the Town Engineer, please have him check the legal description for the road and drainage basin. They don't quite match the survey. I would also like him to confirm that the Town wishes to accept title to the drainage basin. The following Is a punch list of items that was needed to complete all of the required road construction: 1. The chain link fencing has been installed around the recharge basin 2. The remaining Asphalt Base and the Asphalt Wearing course has been completed. 3, The required street light has been ordered and will be shipped to the Highway Department for installation after the road has been dedicated to Town. 4. The fire well has also been installed. This item will require the approvals of the Iocel Fire Ccmmissioners and should be a0proved prior to dedication. 5. The actual number of required street trees was reduced by the Planning Board on 2/11/97 from 38 to 20 due to the existing wooded areas. Sixteen (16) trees have been planted in the open or void areas of the road shoulder on the west side of the road. Additional trees will not fit in this area without planting them excessively close together. Trees were not required on the east side since they would have been located on the neighboring property. 6. Topsoil has been placed and graded on the road shoulder areas. These areas have also been seeded In a satisfactory manner, 7. Street signs have been installed. As indicated above, all of the remaining incomplete construction items listed in my last report have been completed in a satisfactory manner. At this time, with the exception of the Fire Well, I would consider the above referenced road acx:eptable for dedication.
