Southold, County of Suffolk and State of New York, known and designated as Lot 20 on a
certain map entitled, "Map of Fields at Mattituck," filed in the Office of the Clerk of Suffolk
County on the 31st day of March, 2006, as Map No, 11370, Abstract No. 15719, being
more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Stanley Road, distant 295.82 feet westerly
from the corner formed by the intersection of the southerly side of Stanley Road with the
westerly side of Sunset Drive;
RUNNING THENCE South 16 degrees 30 minutes 36 seconds East, 246.81 feet;
THENCE South 88 degrees 11 minutes 00 seconds West, 155.23 feet;
THENCE North 11 degrees 48 minutes 40 seconds West, 215.44 feet to the southerly side
of Stanley Road;
THENCE along the southerly side of Stanley Road the following two (2) courses and
distances:
