Pursuant to the Town Code of the Town of Southold Chapter 207(Rental Properties),a safety
inspection by Code Enforcement Oficial is required. If the owner chooses not to have said
inspection performed by the Town,a certification from a licensed architect,a licensed
professional engineer or a home inspector who has a valid New York State uniform Fire
Prevention Building Code Certification is required stating that the property which is the subject
of the rental permit application is in crampliance vAth all of the provisions of the code of the
Town of Southold,the laws and sanitary and housing regulations of the County of Suffolk and

Upon receipt of an application for a Pre-existing Certificate
of Occupancy, I made an inspection of the buildings on these prem-
ises. I was admitted to the dwelling by Mrs. Liles and began this
inspection at approximately 1 :15 P.M. Shortly after this time, Mr.
Liles arrived and accompanied me on the balance of the inspection.
The dwelling is a one-story, wood framed structure and consists
of a living room, dining room, kitchen, sun room, bathroom, and two
bedrooms. Heat is supplied to all rooms from an oil-fired, hot water
heater which is located in the full cellar of building's cement block
foundation. A wood-framed, one-car garage is located in the front
yard area of these premises. .
The following violations of the Housing Code, Chapter 52 ,
Town of Southold, New York, were found:
Living room - entry, no means of controlling light 'in room
on entry, Article V, Section 52-56 B (2) .
Bedrooms - windows in both bedrooms exceed the maximum height
from floor to bottom of window for safe egress in the event
of an emergency. The height of the present windows from the
floor to the bottom of window is 55" , Article II, Section
52-28 B.
Stairway - to cellar from first floor level, door opens
inward and there is no landing provided, Article II, Section
52-27 A.
Cellar - open electric junction box near outside entry to
c1r on the west end, Article V, Section 52-56 A (1) .
Stoop - for entry to building on north side, excessive
settlement causing cracks and opening in foundation, Article
III, Section 52-31 A.
One-car garage - rear entry door, no steps provided, Article II ,
Section 52-28 A.
