THIS INDENTURE made the day of October, 2023, between
Christa Grant a/k/a Christa L. Grant, having an address of 45 Oakwood Road, Southold, New
York 11971, as the Executrix of the Estate of Karen Lynne Horne a/k/a Karen L. Horne, who died
on the 8`h day of May, 2022, late of the Town of Southold, County of Suffolk,New York,
parry of the first part, and
James Traina and Cynthia Traina, husband and wife, both residing at 22 Longford Street,
Huntington,New York 11742,
party of the second part,
WITNESSETH, that Letters Testamentary were issued to the party of the first part by the
Surrogate's Court of the County of Suffolk on the 21St day of April, 2023, under File No. 2022-
2943/A, and by virtue of the power and authority given in and by said Last Will and Testament,
and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of Eight Hundred
Ten Thousand and 00/100 (U.S.$810,000.00) Dollars, paid by the parry of the second part, does
hereby grant and release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, Suffolk County, New York, more particularly
bounded and described in Schedule A annexed hereto and made a part hereof.
SUBJECT TO covenants,restrictions, agreements, etc. of record, if any.
BEING AND INTENDED TO BE the same premises described in the deed to the party of the first
part herein by deed from Jennifer Regan Olenik, Nancy Regan Tracy and Christopher Paul Regan,
as Co-Trustees of the Roger A. Regan and Elizabeth Stagnitta Regan Trust dated 10/28/2014 by
deed dated 10/01/2019 and recorded on 01/08/2020 in Liber 13043 at Page 238.
Said premises being known as 45 Oakwood Drive, Southold, New York 11971; identified on the
Suffolk County Tax Map as District 1000, Section 070.00, Block 13.00, and Lot 001.000.
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above-described premises to the center lines thereof, TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of decedent's death in
said premises, and also the estate therein, which the party of the first part has or has power to
convey or dispose of, whether individually or by virtue of said Will or otherwise;

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatsoever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose. The word "party" shall be construed
as if it read"parties"whenever the sense of this indenture so requires.
