Wendy Ann Smith residing at 50550 Route 25,Southold,New York 11971 and Todd Joseph Krukowski
residing at 60335 Route 25,Southold,New York 11971,Trustees of the Marilyn Krukowski Irrevocable
Trust,dated June 22.2023,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and No Cents
($10.00)and other valuable consideration paid by the party of the second part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected,situate,lying and being at Southold,in the Town of Southold,County of Suffolk and State of
New York,being bounded and described as follows:
BEGINNING at a point on the southerly side of Main Road at the northwesterly corner of land
now or formerly of Grace R.Nickles(now known as Grace R.Lewis),said point being the northeasterly
corner of the premises herein described;
RUNNING THENCE along said land of Grace R.Lewis,two courses as follows:
(1)South 3 degrees 39 minutes 50 seconds East 1030.15 feet;
(2)South 74 degrees 41 minutes 20 seconds West 379.40 feet to land formerly of Jonathan Overton,now
or formerly of Charles DeLuca;
Thence along said land of Charles de Luca,North 2 degrees 4 minutes 30 seconds West 995.33 feet to the
southerly side of Main Road;
RUNNING THENCE along said southerly side of Main Road two courses as follows:
(1)North 62 degrees 44 minutes 30 seconds East 152.2 feet;thence
(2)North 72 degrees 16 minutes 30 seconds east 210.9 feet to the point or place of Beginning.
BEING AND INTENDED TO BE the same premises conveyed to the grantors by deed dated
October 27, 1986,recorded in the Clerk's Office on November 25 1986,in Liber 10177 Page 195.
BEINGAND INTENDED TO BE the premises commonly known as 58330 Route 25, Southold,
New York; 11971.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,

TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will-hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST.—That said party of the first part is seized of the said premises in fee simple,and has
good right to convey the same;
SECOND.—That the party of the second part shall quietly enjoy the said premises;
THIRD.—That the said premises are free from encumbrances,except as aforesaid;
FOURTH. —That the party of the first part will execute or procure any further necessary
assurance of the title to said premises;
FIFTH.—That said party of the first part will forever warrant the title to said premises.
The word"party" shall be construed as if it read"parties"whenever the sense of this indenture so
requires.
