WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the
party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and being in the
Town of Southold,County of Suffolk and State of New York,more particularly bounded and
described in Schedule "A" attached hereto and made a part hereof.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
Deed made by Robert Cagnazzi and Kim Cagnazzi dated January 29,2021 and recorded
February 18,2021 in Liber 13091 Page 542 in the office of the Clerk of the County of Suffolk.
TOGETHER with all right,title and interest,ifany,of the party of the first part of,in and to any streets and roads abutting the
above-described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.

folk and State of New York,bounded and described as follows:
BEGINNING at a point on the southerly side of Howell Avenue(30 foot right of way)distant 302.00 feet southwesterly
from the corner formed by the intersection of the southerly line of Howell Avenue(30 foot right of way)and the westerly
side of Camp Mineola Road(25 foot right of way);
RUNNING THENCE along said land of Peter Gray,South 3 degrees 40 minutes 30 seconds East, 151.69 feet to a bulk-
head at the high water mark of Great Peconic Bay as of 12129120;
THENCE westerly along the high water mark South 73 degrees 58 minutes 48 seconds West,59.88 feet to land(now or
formerly)of York;
THENCE North 3 degrees 19 minutes 10 seconds West,along said land 147.63 feet to a concrete monument set on the
southerly side of Howell Avenue(30 foot right of way);
THENCE along southerly side of Howell Avenue(30 foot right of way),North 70 degrees 00 minutes 00 seconds East
60.00 feet to the point or BEGINNING.
TOGETHER with a right of way over a strip of land thirty(30)feet wide,the southerly line of which beginning at the north-
west corner of land herein described runs on a course North 70 degrees 00 minutes East to the northeasterly corner of
the land heretofore mentioned as conveyed to Bryant S.Conklin;and
RUNNING THENCE northward over another right of way twenty-five(25)feet wide extending northerly from the southerly
side of the first right of way to New Suffolk Avenue,herein-before described;
RUNNING THENCE with all the land lying between the east and west boundary lines extended from the bulkhead line to
the high water mark of Peconic Bay;
IT is understood and agreed that the rights herein given under the last mentioned right of way shall not extend south of
the southerly line of the described right of way.
