This is in response to your letter of August 9, 1996, to this Board asking
if there were any additional requirements to the site plan before you
issue a Certificate of Occupancy for the above business.
The Board has requested an amended site plan showing the outdoor
storage of Recreation Vehicle cabs (tops) located at the site.
The Board recommends that a C.O. not be issued until this request is
fulfilled.

Re: Tidy Car Site Plan
Dear Mr. Bertani:
Please let this confirm the following action taken by
the Southold Town Planning Board, Monday, September 14, 1987.
RESOLVED that the Southold Town Planning Board approve the
site plan for Tidy Car for construction located at County Road
48 and Youngs Avenue, Southold, site plan dated as amended
September 11, 1987.
It was noted that this plan has been certified by the
Building Department.
The conditions are as follows:
1. Handicapped parking shall be clearly marked on site
with signs and blue striping as per New York State law.
The curb cut on County Road 48 shall be marked so as
to prevent vehicular access to County Road 48 from the
site.
Subject to any changes in the drainage that my be
requested by the Town Engineer.
Subject to the planting of street trees as per
Highway Specifications to be located between 10 and
].5' inside the existing curb line.
If you have any questions, please don't hesitate to
contact our office.

A review of the request made by Tidy Car for a Certificate of Occupancy
(CO) for the above referenced property was reviewed with the Town
Attorney, Laury Dowd.
Ms. Dowd informs me that Tidy Car is not in conformance with the
Town Code as it concerns Long-Term outdoor storage, Town Code
100-239.7.
Accordingly, the Planning Board cannot recommend that a Certificate of
Occupancy be issued.
