RECEIPT AND OPENING OF BID A. Bids shall be invited from a select list of bidders for a single contract to include all work except kitchen appliances and cabinets will be supplied by Owner to be installed by this Contractor. B. Bids will be received by Correlated Designs Incorporated, 22 Buckram Road, Locust Valley, New York 1156(1 not later than 4:tb p.m., 25 May 1988 (prevailing time) C. No bidder shall withdraw his bid within forty-five (45) days after the formal opening of the bids. 2. PREPARATION OF PROPOSAL A. Proposals must be submitted in duplicate upon the prescribed form, a copy of which is attached hereto. All blank spaces on same must be appropriately fdled in, in iak, in both words and figures. Proposals shall be signed by an authorized officer of the company with title indicated, and signature shall be in longhand. B. All proposals must be submitted in sealed opaque envelopes, bearing on the outside the name of bidder, his address, and the name of the project. C. Proposals so enclosed shall be delivered to the aforementioned Architect's office on or before the hour and date above noted. Late bids will not be wnsidered. 3. AWARD This notice to bidders is an offer to receive proposals for a contract and not an offer of a contract. The contract will be awazded to the successful bidder, or the proposals will be rejected within 45 days of the date of opening proposals, subject, however, to the discretionary right reserved by the Owner to waive any informalities in the bids or to reject any or all proposals, or to accept any bids in whole or part, or to request new proposals, if, in his opinion, the best interest of the Owner will thereby be promoted. 4. QUALIFICATION OF BIDDERS A. When requested by the Owner, a verified statement of the bidder, or in case of a corporation, one if its officers, showing the following, will be furnished: 1. A detailed fmancial statement showing assets, liabilities, and net worth of the bidder, such statement [o be in [he ordinary form as usually required by banks from persons desiring a loan therefrom, and showing fmancial conditions as of the end of the month preceding the time of opening of bids or later. 2. A list of work of the same general chazacter as that herein specified, which the bidder has completed within the last five (~ yeazs. At the time of the opening of the bids, each bidder will be presumed to have inspected the site and to have examined and to be thoroughly familiar with the general wnditions, supplementary general conditions, general requirements of [he contract, the drawings and specifications (including all addenda thereto) and shall have carefully estimated the difficulties they impose on the satisfactory wmple[ion of his work. The failure or omission of any bidder to receive or examine any form, instruction or document shall in no way relieve any bidder from any obligations in respect to his bid, and his responsibility to furnish a complete and satisfactory job. Each bidder shall, by careful examination of the site, satisfy himself as to the location of the work, the character, the quality and quantity of the work to be performed and materials to be furnished, the character of equipment and facilities needed preliminary to and during prosecution of the work, the general and local conditions and all other matters which in any way affect the work specified herein. SPECIAL CONDITIONS 1.1 Contractor shall remove rubbish from the Building and legally dispose of it at the end of each work day and leave the building in a neat, orderly condition. 1.2 The Owner reserves the right to salvage any material generated dwing the demolition work. 1.3 Temporary light, power, and water to be provided by Owner. 1.4 Contractor shall pay for and obtain all permits, and certificates necessary for construction. 1.5 All work shall comply with governing codes. 1.6 Contractor shall repair any damage to the existing building resulting from work under this contract. 1.7 Contractor shall provide shop or setting drawings and samples of all manufactured or prefabricated items prior to [heir installation for approval by the Architect. 1.8 The Contractor shall furnish, install and maintain temporary fire protection devices as required by the codes, ordinances and regulations of authorities having jwisdiction, until his work is fully completed. 1.9 It shall be the Contractor's duty to keep the building at all times in orderly condition for the proper coordination and execution of the work; and he shall have the fmal responsibility for turning the premises properly cleaned over to the Owner after completion of the work. 1.10 The Contractor upon completion of all contract work and prior to fmal inspection and acceptance of the work by the Architect, shall thoroughly clean all work fwnished under his wntract, make good all defects, and,leave all in perfect condition. All ceiling and wall swfaces, floors, window and door frames, hazdwaze, metal work, glass, etc., shall be thoroughly cleaned. 1.11 The Contractor shall visit the site and verify all existing conditions before construction will proceed. 24 Demolition/Site Work Division 2 2A DEMOLITION 2.A.1 GENERAL NOTES a. The Contractor shall accept the site as he fmds it and remove from the entire site all trash, rubbish, grass, bushes, shrubs, trees, loose debris and encumbrances except any tree marked on the drawings to remain or directed by the Architect in the field to remain. Any pruning must be done only after consent is given by the Architect in writing. b. The Contractor shall perform the balance of all demolition and removal work as required by the drawings and existing conditions, including performing of all necessary cutting, removal, and the like for the proper installation of all new work. c. The Contractor, prior to stazt of demolition, shall review with fhe Owner's representative all items that will be salvaged. These include those shown on the drawings and such additional items as may be required by the Owner. All such items shall be tagged in a suitable manner. Architect reserves the right to authorize Demolition Contractor to retain or remove from site any materials, furniture, appliance, hazdware, or equipment present on site before demolition begins. d. The Contractor shall carefully remove all such items to be reused, stored, and the like and store same where duetted by Architect and/or Owner. e. All useable framing lumber to be left on site, stacked, and cleaned of nails, screws, fasteners, etc. f. Premises are to be left broom-clean after demolition; all salvaged material, furniture, and equipment to be left clean and neatly stored on site. g. Contractor will leave all plumbing and electrical wndui[ properly capped and secured. h. Contractor assumes full responsibility for the safety of method and equipment used in the process of demolition. Architect and Client assume no responsibility for structural soundness of premises before, during, or after demolition. Do not demolish items until it is certain that a condition will not be created which might jeopazdize the weather-tightness or structural adequacy of the existing building. i. Contractor will be responsible for maintaining all azeas and surfaces adjacent to demolition free from damage and clean during and after demolition and all plumbing and electrical equipment no[ removed during demolition in working order. j. Contractor assumes responsibility for disconnecting of major services (electricity, water, etc.) as required by work and as necessary for the safety of the work. (This includes application for disconnection from major utilities. All disconnect applications must be reviewed by the Architect and Owner prior to their submission.) 2.A.2. SCOPE OF WORK a. FIRST FLOOR 1. Remove all windows and window frames to be replaced (see window schedule). 2. Remove all carpet in master bedroord, Bedroom 1, Bedroom 2. 25 Demolition/Site Work Division 2 3. Remove ceiling in living room as necessitated by new cathedral ceiling (see Alt. No. 4). 4. Remove all cabinets, counters, and other furniture in kitchen, den, and living room and Bedroom 1. 5. Remove refrigerator, stove, sink in kitchen. 6. All lighting fixtures which are removed, [o be disconnected and stored on site. All live wires are to be capped and secured. 7. Remove all toilet Fixtures in Toilet 1, 2, and former toilet in master bedroom. 8. All working electrical appliances including phones, air wnditioning units, thermostats, alarm systems, etc, to be left on site. 9. Remove all boxes, paper, refuse, and debris from site. 10. All doors and trim which will be reused to be left on site, clean of nails, screws, fasteners, etc. 11. Remove and cap existing toilet and sink in master bedroom. 12. a) Prepare existing wood flooring for new wood floor. b) Alternate No. 2: Remove all exposed nails in flooring in living room, Hall 1, Hall 2. c) Alternate No. 3: Leave existing floor as is. b. Provide and install all hanging rods and shelving in closets as indicated on plan or in finish schedule. 31 Moistwe and Thermal Protection Division 7 7A. MOISTURE PROTECTION 1. Caulking compound shall be one part acrylic therpolymer as manufactured by Tremco Manufactwing. Install as detailed and as requued to seal all joints in new work and joints between new work and existing building. 2. Through-wall flashing shall be "Nervastral" .0?A thick or approved equal. 3. Where building paper is called out on the drawings, it shall be 15 pound asphalt impregnated felt. 4. Work shall be performed in such a manner that the roof coverings, flashing, etc., and their connections with adjoining work (existing or new) will be absolutely waterproof and weathertight. 5. Replace all wa[erproofmg, flashing, roofmg, weatherstripping, etc. damaged due to new construction. 6. Relocate all scuppers, leaders, and gutters as necessitated by new work. Replace portions damaged in cowse of new construction. 7B. THERMAL PROTECTION 1. Insta114" batt insulation where existing exterior wall has been opened due to new construction. 32 Doors, Windows Division 8 8A. HARDWARE AND DOORS 1. Contractor's Responsibility Hazdwaze items as shown on drawings shall only be considered as an indication of the hardwaze requirements desired by the Architect. It shall be the Contractor's responsibility to examine the drawings and door symbols and provide all necessary or additional hardware as required but not scheduled herein. 2. The Contractor shall supply and install all interior and exterior solid wood doors 1-3/4" thick x 6'-8" high (except as noted otherwise of widths indicated on drawings): Type A: Storage azea door, See A-6. Type B: Solid core wood sliding door, painted. Type C: Solid core woad panel door, painted. Type D: Anderson "frenchwood" sliding patio door. Type E: Wood, bi-fold panel door 1-3/8" thick. 3. Contractor shall supply and install all windows as per window schedule. 2. Unless otherwise noted, all replacement windows to be Anderson "Permashield" casement windows. 34 Finishes Division 9 9A. GYPSUM BOARD AND ACCESSORIES 1. All gypsum board, corner beads, furring strips, "J" moulding, tape, joint compounds, etc., shall be products of "United States Gypsum" or approved equal. Gypsum board shall be 5/8" thick with tapered edges. 2. Tape and spackle all joints and nail holes and prepaze all swfaces in strict accordance with manufactwer's written instructions ready to receive paint. 3. Join[ reinforring tape shall be a perforated cross fibered paper, "perf-a-tape" as maunufac[ured by U.S. Gypsum or approved equal. 4. Examine and inspect all surfaces to which gypsum boazd is [o be applied, and report any unsatisfactory conditions. Commencement of the work under this section will be construed as acceptance of responsibility for correction of any defects in finish work due to faulty sub- swface conditions. Installations and application of all materials shall be in strict accordance with cwrent specifications of U.S. Gypsum Company or approved manufactwer. 5. Corner bead shall be #100 perf-a-bead metal corner reinforcement of galvanized steel with "perf-a-tape" wings 1-1/4" wide as manufactwed by U. S. Gypsum Corporation or approved equal. Provide and install 7AOA performated trim to receive spackle at all locations where gypsum plaster board abuts masonry walls and to cap all exposed edges of gypsum plasterboard. 6. Regulaz gypsum wall, soffits, and ceiling board shall be 5/8" thick, fire-rated as designated or required by applicable governing ordinances. 7. All stud construction at the ceiling or soffits shall be of adequate depth so as to prevent reflection of gypsum board of more than 1/360 of span. 8. All gypsum boazd in bathrooms to be moisture resistance "Greenboard" except tub and shower encloswes which will be waterproof wallboazd (Durock or equal). 9.B BASE WOOD BASE shall be 1/2" thick, 3" high square edge painted. 9.C WOOD FLOOR Alternate No. 1-Contractor shall remove existing wood floor in living room and Hall 1 and replace with new red oak flooring, sanded, two (2) coats polyurethane. Alternate No. 2 -Contractor shall remove all visible metal fasteners from existing v-groove flooring, fill with wood, sand, and two (2) coats polyurethane. Alternate No. 3 -Floor to remain as is. 35 Finishes Division 9 9.D TILE American Olean "Crystalline" 4" wall and floor ceramic the (color to be selected). 9.E CARPET Allowance $30 per sq. yd. to be selected by Architect and Owner. Contractor shall inspect floors to receive carpet and notify Architect of any conditions which will affect his work. Finished installation shall be complete in every respect, vacuum cleaned, down tight, and free of all wrinkles, bumps, etc. Before final acceptance, this Contractor shall inspect his work with the Architect and correct any and all imperfections of materials and/or workmanship found during this inspection. 9.E PAINTING 9.E.1 SCOPE OF WORK a. All materials and labor required for the complete execution of the work of this section including but not limited to the Following: 1. Prepaze and coat all new and adjacent interior and exterior surfaces affected by this work. 2. Prepaze and coat all gypsum construction exposed to view in the finished wnstruc[ion. 3. Prepaze and coat all interior and exterior woodwork, as required by schedules, natural and/or painted, exposed to view in the finished construction, interior and exterior trim, and shelving. 4. Allow for 10 percent of Boss wall azeas [o receive "accent" coloration using vazious special colors. 5. Paint manufacturer shall be Pratt and Lambert or equal approved by Architect. 9.E.2 PREPARATION OF SURFACES 1. W o [rim to be painted shall be free of grit, dust or other objectionable materials. Surface irregulazities, nail holes, cracks, and dents shall be filed and sanded to the satisfaction of the Architect. 2. All wood finish (stain or natural) shall be free of grit, dust or other objectionable materials. Surface irregulazities, nail holes, cracks, or dents shall be filled with a compatible wood filler and sanded to the satisfaction of the Architect. 3. Gvnsum Drywall Plasterboard surfaces shall be free from grit, loose pazticles, and surface irregularities before paint is applied. Cracks and holes shall be repaired with patching compound and sandpapered smooth. 36 Finishes Division 9 9.E.3 EXTERIOR SURFACES A. WOOD SURFACES 1. Stained - prepaze as for substrate, new or existing; two (2) coats opaque stain. 2. Supply and install new split system heat pump for cooling, location of outdoor equipment to be reviewed by Architect, using existing duct work and air handler. b. Fresh air ducting shall be supplied and installed by HVAC Contractor as required. c. Specification and shop drawings of all equipment for proposed system will be submitted for review by Architect. d. All equipment installation shall be as required by manufacturer. e. Control thermostat will be supplied and installed by this Contractor. Locations of controls to be reviewed by Architect and Owner. f. Mechanical Contractor's proposal will include zoning options, equipment alternatives, etc., for selection by Owner. g. Mechanical Contractor shall instruct the Electrician regazding power connections and location of disconnect switches. h.
