-Structural Summary Report
Dear Ms. Garcia,
As requested we are supplying the following Structural Summary Report.At the Ackerman
Residence we have followed the Code Rules and Regulations of the State of New York. In
determining the maximum live loads that would be applied to the building structure,Table I-803
"Uniformly Distributed and Concentrated Live Loads for One and Two Family Dwellings"was
used. The first floor of the building is designed for a live load(LL)of 40 psf,while the second
floor is designed for a LL of 30 psf. The attic is also designed for a LL of 30 psf. The following
tables summarize the full loadings:

The roof system has a total dead load of 10 psf.The horizontal snow load(SL)for the Town of
Southold,Long Island is 30 psf as determined from Section 803.3 of the State Code Rules. The
wind load is based on the worst case roof pitch(7/12)and is 14 psf upward and downward.
Combining these loads gives a total load of 54 psf.
The foundation design is based upon the soil bearing strength. The soil bearing was determined
by standard penetration tests (SPT)using a split-spoon sampler. The soil was generally classified
as a poorly graded fine to medium sand with a relative density of approximately 85%(from Holtz
and Gibbs, 1979). The phreatic surface was found to be 32'below the ground surface. A design
bearing strength of 2500-3000 psf is being used for the foundation design and was provided by
Hayduk&Naylor,P.C.This design strength has a factor of safety of approximately 5,which is
typical for buildings with a large footprint. Three main foundation wall sections are proposed;
one 18"wall with a 36"wide footing, one 12"wall with a 24"footing, and one 8"wall with a 24"
footing.All of which have reinforcement steel and temperature and shrinkage steel. One part of
the foundation is at a full depth of up to 10',while another section is a 4' crawlspace with a"rat
slab".Interior piers throughout the foundation are either 30"square or 24"square.
The first floor system is comprised of TJI joists that are supported by W-shape steel I-beams. The
following table summarizes the first floor system:

The second floor system is also TJI joists that are supported by W-shape steel I-beams. For both
floor systems the joist deflection was kept to a maximum of L/360 for the shorter spans and
L/480 for the longer spans,in order to reduce the occupants' feeling of a"springy"floor. All
members were checked for moment capacity and shear capacity in addition to the deflection
check.The following table summarizes the second floor system:

Roof Trusses
The roof system is comprised of the main entrance area using pre-fabricated heavy timber trusses,
and the areas to the sides of the main entrance built with tradition rafters and collar ties. 2x12's at
16"oc are proposed for the rafters.The heavy timber trusses will be placed at 10' OC with a
ridgepole between the trusses with rafters laid onto the ridgepole. The load from the rafters will
transfer to the ridge pole and produce a point load at the top of the truss of approximately 9000
lbs.The loading along the ridgepole is 900 plf and 450 plf along the rafter end beam.A point load
of 4500 lbs from the rafters will transfer to the bottom of the truss at the support. The trusses will
be pre-fabricated for a point load of 9000 lbs at the peak and a load along the bottom cord of 10
plf for lighting or fans.An additional collateral load of 6 psf has been included in the roof loading
for any additional fixtures that may be applied to the interior ceiling.A professional engineer and
the manufacturer will certify the trusses.
A detailed foundation plan and structural framing plans are currently in progress at our office.
