NOTES: GENERAL: • Description — This is a proposed one-story frame addition to an existing log and frame cabin located on Laurel Lake.The addition will be slab on grade approximately 21'—4"X 13'—8". • All construction must be done in a manner to prevent any detrimental effect on the lake. • Owners will occupy remainder of house during construction and utilities should remain serviceable except during actual hook ups and after notification of owners. Contractor will be provided an access code to house and may utilize bathroom. Contractor will be responsible to lock up premises and set alarms when leaving the site unattended Please see owner if storage for weather and security purposes is needed. • Allowances are for purchase price estimating only. • All work should conform to applicable codes and industry construction standards. • Finished elevations to match existing master bedroom elevations. • Openings in roof or walls to accommodate construction must be closed to weather over night or during inclement weather. • Continue existing roof drainage system scheme. • Continue foundation drainage scheme adjusting new construction areas to maintain workable drainage pitch. • All new construction areas to have continuous vapor barriers in outside walls,floors,and rooE • Treat all soil around and under construction for termites prior to concrete pours and after back fills.Treatment must conform to standards for proximity to lake. • Clean back rill—no construction debris. • All areas to be broom clean and all construction debris to be removed at the end of construction. Site should remain reasonably neat and safe during construction and the driveway and parking accessible to owners whenever practical. • Landscaping by others. • It is expected that owners will select all finishes, plumbing fixtures, lighting fixtures, sky light, tub,shower, hot water heater,and toilet and have them delivered to the site unless the contractor prefers to work with other recommended sources with equivalent cost and quality. • Sill plates to be pressure treated. FINISHES• • Exterior finish to match existing cedar shingles(staining by owner.) • Walls and ceiling in closet area to be 5/8" Sheetrock- taped,spackeled and sanded(painting by owners.) • Sheetrock walls above tiled areas,and ceilings in bathtub room,shower room,and utility area to be 5/8"green board-taped,spackeled and sanded(painting by owners.) • Walls in bath room area to have ceramic the 4'—0"up from floor except at bath tub where the tile goes from floor to ceiling extending 1' beyond the tub sides. Shower walls may be tiles or purchased unit-contractor should estimate options. • Floor tiles to be 12'X 12"ceramic and continue on steps at bathtub and shower. DEMOLITION: • Remove existing exterior wall covering in construction areas. If practical, salvage enough batter boards for use in another area. • Remove and relocate roof drain dry well approx.8' dia.X 5'location TBD—consult owner. • Remove and replace power pole.New power pole location TBD—consult owner. • Remove only shrubbery necessary for efficient construction. • Remove rolled roofing over existing bedroom and install%"plywood to cover completely. INSULATION: • Insulate foundation walls with ridged foam with an R-value of not less than R-5 as shown — attach wire mesh to exposed portions of insulation and stucco to match existing. Painting by others. • Exterior wails to be insulated to R-25 or better. • Roof to be R19 or better, installed with standoffs to permit air circulation to ridge vent from soffits. SHEET Z OF / 4- DEW 03/16/01 UTILITIESS: • Oil fired furnace,on supply line,ductwork,and air conditioning system by others.Contractor to coordinate installation of these systems. • Existing washer and drier to be relocated to new utility room and stacked —factory instructions to be furnished by owner. • It will be necessary to bring a 1" water supply line from the existing house entrance pit to the utility room, • Hook all waste line to the existing septic system. • Run 3 conductors with ground from existing 200-amp panel (at closet near rear entry door) to new 100-amp panel(match exiting)in utility room. Conductors should be in conduit, run under existing conduit along the north side of the house.Conduit should enter on West Side of addition and continue along rear of closet at floor level and then into utility room to panel. Conduit to be exposed in utility room and boxed-in,in the closet area. • Relocate power pole and electric meter to new locations(consult owner)per LIPA standards. • Rewire outlets in exiting bedroom walls, after removal of exterior, and hook up to new panel in addition(consult owner before wiring). DOORS AND WINDOWS: • Doors from master bedroom to be solid wood with louvers installed in bottom for air return (purchase allowance$150 each.) • Door internal to bathroom to shower room to be two-(2)piece folding-pine louvers over panel. • Doors, shower room to utility room, to be two sliding mirrored panels, overall 71" X 80"9 Stanley,SKU#480047 or equivalent—panels to slide full width(Allow.$150.). • Windows to match existing windows in spare bedroom, • Skylight to be fixed 30'X 45".Insula Dome SKU#172756 or equivalent—(Allow.$350.)
