BEGINNING at a point on the'southeasterly side of South Lane where the most northerly corner of the
premises herein described and the most westerly corner of land now or formerly of.Edward and Rachel
Flannigan intersects said southeasterly side of South Lane;
RUNNING THENCE along of land now or formerly of Edward and Rachel Flannigan, south 31 degrees 01
minute 30 seconds east, 264 feet more or less to the highwater line of Gardiners Bay as shown on the
survey made by Gary Benz dated July 19, 2023;
