party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and No Cents
($10.00)and other valuable consideration paid by the party of the second part,does hereby grant and
release unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot.piece or parcel of land,with the buildings and improvements thereon
erected,situate,lying and being at Southold,Town of Southold,County of Suffolk and State of New
York,more particularly bounded and described as follows;
BEGINNING at an interior point at the northeast comer of land now or formerly of Ross and the
northwest corner of land now or formerly of Wokosky, said point being also the northeasterly terminus of
a 16 foot right of way,said point being also distant northerly 196.17 feet as measured along the easterly
side of land now or formerly of Ross from the northerly side of Main Road;
RUNNING THENCE along the northerly side of land now of Ross and the northerly line of land
now or formerly of L.Barrett,South 68 degrees 40 minutes 30 seconds West 443.02 feet to the easterly
side of land now or formerly of O.Overton;
THENCE along said land,North 13 degrees 03 minutes 00 seconds West 712.80 feet to the
southerly side of land now or formerly of the Long Island Railroad'
THENCE along said land,North 70 degrees 11 minutes 50 seconds East 491.57 feet to the westerly
side of land now or formerly of H.Krukowski;
THENCE along said land South 16 degrees 13 minutes 40 seconds East 701.09 feet to the northeast
comer of land now or formerly of Wokosky;
THENCE along said land, South 72 degrees 30 minutes 30 seconds West 88.86 feet to the easterly
side of land now or formerly of Ross and the northeast corner of the aforesaid 16 foot right of way and the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by deed dated

BEING AND INTENDED TO BE the premises commonly known as 57207 Route 25, Southold,
New York 11971.;
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the costs of the
improvement and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST.—That said party of the first part is seized of the said premises in fee simple,and has
good right to convey the same;
SECOND.—That the party of the second part shall quietly enjoy the said premises;
THIRD.—That the said premises are free from encumbrances,except as aforesaid;
FOURTH.—That the party of the first part will execute or procure any further necessary
assurance of the title to said premises;
FIFTH.—That said party of the first part will forever warrant the title to said premises.
The word"partyshall be construed as if it read"parties"whenever the sense of this indenture so
requires.
