Suffolk and State of New York, known as and by Lot 23 as shown and laid out on a certain map entitled,
"Subdivision Map of Bayview Woods Estates at Bayview, Town of Southold, Suffolk County, New York,
December 23, 1969", Van Tuyl &Sons, Lie. Land Surveyor,and filed in the Suffolk County Clerk's Office
on September 9, 1970 as Map No. 5620, said lot being more particularly bounded and described as
follows:
BEGINNING at a point on the easterly side of North Bayview Road distant 122.09 feet northerly from the
corner formed by the intersection of the easterly side of North Bayview Road with the northerly side of
North Bayview Road, said point also being where the division line between the premises described herein
and land now or formerly of the Town of Southold Intersects the easterly side of North Bayview Road;
RUNNING THENCE from said point of beginning along the easterly side of North Bayview Road, North 02
degrees 39 minutes 20 seconds East, 309.57 feet to the division line between Lot 23 and Lot 22;
THENCE along said division line, South 87 degrees 20 minutes 40 seconds East, 139.95 feet to a point
and land now or formerly of the Town of Southold;
THENCE along land now or formerly of the Town of Southold, the following two (2) courses and
distances:
1. South 27 degrees 19 minutes 20 seconds West, 54.12 feet;
2. South 26 degrees 56 minutes 00 seconds West, 285.63 feet to the easterly side of North Bayview Road,
the point or place of BEGINNING.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
