The Planning Board has reviewed your request for comments regarding the above-referenced
application and has no objection to the area variances required to allow the merger of three lots
into two.
Typically, lot area variances are not supported by the Planning Board except in special
circumstances. In this case, the area variances are merely a formality because one lot will be
eliminated, and the two remaining lots will become less non-conforming. They are each going to
be made larger by merging with half of the parcel in between. In addition, because the center lot
will no longer exist, overall housing density and thus impacts such as groundwater pollution and
traffic will not be increased as a result of these variances.
