This application must be filled in by typewriter or ink and submitted to the Building Department with the following:
A. For new building or new use:
1. Final survey of property with accurate location of all buildings, property lines, streets, and unusual natural or
topographic features.
2. Final Approval from Health Dept. of water supply and sewerage-disposal(S-9 form).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Sworn statement from plumber certifying that the solder used in system contains less than 2/10 of I%lead.
5. Commercial building, industrial building,multiple residences and similar buildings and installations, a certificate
of Code Compliance from architect or engineer responsible for the building.
6. Submit Planning Board Approval of completed site plan requirements.
B. For existing buildings(prior to April 9, 1957)non-conforming uses,or buildings and"pre-existing"land uses:
1. Accurate survey of property showing all property lines, streets,building and unusual natural or topographic
features.
2. A properly completed application and a consent to inspect signed by the applicant. If a Certificate of Occupancy

Re: Bedell Cellars - Winery Renovation

Dear Mr. Boufis and Mr. Verity,
This letter is in response to the foundation inspection on February 23, 2001. The
following will clarify the changes made in the field:
1. A portion of the north foundation wall was originally designed to be separated
into two four foot high walls with pilasters. Upon review of existing field
conditions, it was determined that the existing foundation was not as deep as
originally assumed. Therefore, it was determined that the stepped foundation
was not acceptable. The decision was made to continue the wall the entire
length. The thickness of the wall was increased to ten inches with additional
rebars to compensate for the pilasters.
2. The area shown for the proposed chair lift was not completed. Upon
discussions with Mr. Verity, handicapped accessibility, if required, will be
provided by either an exterior ramp or internally from a future addition.
3. The rebar installation meets or exceeds the rebar as originally specified and
discussed in the field.

WHEREAS , public hearings were held on March 13th and April 3rd ,
1986 , in the Matter of the Application of BEDELL WINERY under Appeal
No. 3451 ; and
WHEREAS , the board has considered all testimony and documentation
*entered into the record concerning this application ; and it is noted
for the record that no public opposition has been received ; and
WHEREAS , the board members have personally viewed and are familiar
with the premises in . question , as well as the surrounding area in this
Residential and Agricultural Zoning District ; and
WHEREAS , the board made the following findings of fact :
1 . The property in question is located in an "A-80" Residential
and Agricultural Zoning District having frontage of 480. 73 feet along
the north side of the Main Road (S . R. 25 ) at Cutchogue , with a total
area of 49 .427 acres and identified on the Suffolk County Tax Maps as

3. This is an application for a Special Exception for a
winery for the production and retail sale of wine produced from
grapes primarily grown on the vineyard at these premises , as
provided by Article III , Section 100-30 ( B) [14] of the Zoning Code ,
and to be located within the existing "barn , " consisting of an
area of 7 , 172 sq . ft . , with 104 sq . ft. for office and retail ,
and 7 ,050 for production and storage .
4 . It is the opinion of this board that the use requested
is in accordance with the intent of the Zoning Ordinance , Article
III , Section 100-30 (B )[14] and will be limited to the production
and retail sales of wine . . produced from grapes primarily grown
on this vineyard on which this winery is to be located—C' and
does not permit the sale of grapes imported and/or processed , or
wine , from other than the vineyard in question .
In considering this application , the board determines :
(1 ) the use will not prevent the orderly and reasonable use
of adjacent properties or of properties in adjacent use districts ;
(2 ) the safety , health , welfare , comfort , convenience and order
of the town will not be adversely affected by the proposed use and
its location ; (3 ) the use is in harmony with and will promote
the general purposes and intent of zoning . The board has also
considered subsections [a] through [1 ] of Article XII , Section
100-121 (C )[2] of the Zoning Code .

Dear Mike,
As per our conversation today, I am submitting for your review square foot calculations
of the basement areas at Bedell Cellars. These calculations are based on measure-
ments taken at the site today and are accurate, as-built square footages. These
calculations are as follows:
New Basement: 883 SF
Existing Crawl Space (former basement): 297 SF
Based on our as-built measurements today, we have also determined that the finished
ceiling height at the existing basement will be a clear 6'-9". Upon review of the NYS
Building Code this height will not meet the minimum requirement for Habitable or
Nonhabitable space and therefore should not be considered useable basement area but
a crawl space.
Therefore the square foot area of the New Basement with an occupancy classification
of C4 - Storage is less than 1000 SF and will require only one exit. We have enclosed a
revised Basement Floor Plan indicating the New Basement Area and the crawl space
areas.

Dear Mr. Boufis and Mr. Verity,
This letter is in response to the foundation inspection on February 23, 2001. The
following will clarify the changes made in the field:
1. A portion of the north foundation wall was originally designed to be separated
into two four foot high walls with pilasters. Upon review of existing field
conditions, it was determined that the existing foundation was not as deep as
originally assumed. Therefore, it was determined that the stepped foundation
was not acceptable. The decision was made to continue the wall the entire
length. The thickness of the wall was increased to ten inches with additional
rebars to compensate for the pilasters.
2. The area shown for the proposed chair lift was not completed. Upon
discussions with Mr. Verity, handicapped accessibility, if required, will be
provided by either an exterior ramp or internally from a future addition.
3. The rebar installation meets or exceeds the rebar as originally specified and
discussed in the field.
