This application must beI filed in typewriter OR ink and submitted to the Building
Inspector with the following; for new buildings or new use:
1. Final survey of property with accurate location of all buildings, property lines,
streets, and unusual hatural or topographic features.
2. Final approval of Hea~th Dept. of water supply and sewerage-disposal(S-9 form).
3. Approval of electrica1 installation from Board of Fire Underwriters.
4. Sworn statement from ~lumber certifying that solder used in system contains less
than 2/]0 of ]Z lead.:
5. Commercial buildlngs, lindustria1 huildlngs, multiple residences and similar.'
buildings and install~tlons, a certificate of code compliance from the Architect
or Engineer responsible for the building.
6. Submit Planning Board{Approval of completed site plan requirements.
For existing buildings (prior to April 9, 19570 non-conforming uses, or buildings
and "pre-existing" land dses:
]. Accurate survey of property showing all property lines, streets, buildings and
unusual natural or topographic features.
2. A properly completed ~pplicatlon, a consent to inspect signed by the applicant
and a certified abstract of title issued by a title company which shall
show single and separate OWnership of the entire lot prior to April 9, ]957.
. If a Certificate of Oe'cupancy is denied, the Building Inspector shall state the
reasons therefor in w=mtlng to the applicant.
3. Date of any housing code or safety inspection of buildings or premises, or other
pertinent information irequired to prepare a certificate.
For Vacant and Certzflcate of Occupancy:
]. An application for vaciant land Certificate of Occupancy shall be submitted,
and a certified abstract of title issued by a title company showing single and
separate ownership of :the entire 10t prior to April 9, 1957 shall also accompany
the application. If ai Certificate of Occupancy is denied, the Building Inspector

Dear Mr. Schondebare:
On behalf of our client, BREWER'S YACHT YARD AT GREENPORT, Inc., we are
writing this letter in respogse to Mr. Orlowski's letter of 7/3/89 (to the
undersigned) and to request a meeting with you - as a Town Attorney,
Bennett Orlowsk~ Chairman of the Plannin§ Board, Valerie Scopaz -
Director of Planning, and Victor Lasar - Building Inspector, regarding
the 1984 SITE-PLAN (Revised through July and September 1986) for BREWER'S
YACHT YARD at GREENPORT, Inc.
The facts are as follows:
On 12/17/84 the Planning Board approved a SITE-PLAN (Revised through
11/21/84) for BREWER'S YACHT YARD at GREENPORT, Inc.
A formal submission dated 8/28/86 was made to the Planning Board for
SITE-PLAN APPROVAL Amending the 11/21/84 SITE-PLAN. The 11/21/84
SITE-PLAN, as revised through 7/18/86, was submitted to the Planning
Board as part of the 8/28/86 submission, and DSN&A, on behalf of
BREWER'S YACHT YARD at GREENPORT, Inc., formally requested SITE-PLAN
Approval. The Planning Board held a formal hearing, and on 9/15/86
gave preliminary SITE-PLAN approval and passed the attached resolution
requesting Building Department Certification.
Copies of the SITE-PLAN, signed and sealed by David Carsen, P.E., were
then forwarded to the Building Department on 9/16/86, and DSN&A
communicated to the Planning Board on 9/16/86, again requesting
SITE-PLAN approval and answering, in writing, questions and answers
discussed on 9/15/86, including a revision showing the additional
lined parking spaces (in excess of what was required by the zoning
code) desired by the Planning Board to be shown in an area that had
been previously labeled as "Boat Storage and General Parking".
BREWER'S AT GREENPORT-SCHONDEBARE-7/31/89
At the 9/15/86 meeting, DSN&A and BREWER specifically requested the
Planning Board's SITE-PLAN approval.
On 11/26/86 the Building Inspector certified the SITE-PLAN.
For some reason the Planning Board appears to have failed to act
within the 90 days as required in the 1982 Zoning Law to provide final
SITE-PLAN ~pp~owl. The Planning Board neither formally denied the
SITE-PLAN, granted final SITE-PLAN approval, nor communicated to
BREWER or its agent any problems or further questions regarding the
request for SITE-PLAN approval.
Therefore, in accordance with the Town of Southold's laws, BREWER believes
that BREWER'S YACHT YARD at GREENPORT, Inc. has received final SITE-PLAN
approval on the SITE-PLAN dated 11/21/84 and Revised 7/18/86 and 9/16/89.
BREWER and DSN&A have had further discussions with Victor Lasar, the
Building Inspector for the Town of Southold, who informs us that the
SITE-PLAN Revised 7/18/86 and 9/16/89 also appears to be consistent with
the 1989 Zoning Laws that have recently taken affect in the Town of
Southold.
BREWER and DSN&A believe a meeting as suggested above, will go a long way
to resolving the apparent confusion with respect to the present situation.
We will call your office within the next few days to follow up on this
letter and to try to find a mutually convenient time to have a meeting
scheduled.

Dear Mr. Natchez:
Please let this confirm the following action taken by
the Southold Town Planning Board, Monday, September 15, 1986.
RESOLVED that the Southold Town Planning Board refer
th~'site plan amendment of Brewer Yacht Yard, located at
Greenport, for proposed excavation, relocation of a travelift
well, bulkheading, maintenance-dredging, and reconfiguration
of floating pier assembly to the Building Department for
certification. Siteplandated as revised July 18, 1986, including
survey dated as revised December 27, 1983,bulkhead design
dated as revised July 18, 1986, as well as, proposed excavation
and off-site disposal areas and proposed topography of relocation
sites dated as revised July 29, 1986.
Would you please forward three sets of the above maps
for our referral to the Building Department.
Also, enclosed is Brewer Yacht Yard's check no. 4986
for $25 which we are returning. The correct application
is $100 and we ask that a check for that amount be forwarded
at your earliest convenience.
If you have any questions, please don't hesitate to contact

sets of plans, accurate plot plan to scale. Fee according to schedule.

c. The work covered by this application may not be commenced before issuance of Building Permit.
