The use is to be changed from a restaurant to a retail store. The Board has reviewed the letter and the site plan file and finds that an amendment to the approved site is not required. However, the site has yet to be brought into compliance with the approved site plan. Specifically, the landscaping, parking and drainage pertinent to the existing building (as part of Phase I) should be installed as shown on the site plan approved on February 28, 1986 and the landscape plans approved on March 14, 1986. At least eleven parking spaces must be marked (1 per 100 square feet of office area) and the landscaping around the building as well as at the corner of the site should be installed. ~ In location of the curb cuts as they exist do not conform to the curb cuts on either the approved site plan or the County highway permit. When the remainder of the site plan is constructed, the temporary cuts must be removed. Write a letter to the Planning Board stating the proposed new use or uses of the site. Indicate what changes are proposed to be made to either the buildings or the site itself. ` 2. Include a drawing similiar to a floor plan showing the proposed use of the existing floor area. The drawing must be at a scale of 1" = 20'. 3. List on the drawing the following information: A. Square footage of each proposed use by type: for instance; retail, wholesale, office, storage, manufacturing, etc. B. Required number of parking spaces. This number is based on the square footage of floor area that is devoted per type of use. The following table should be used as a guide: Retail space - 1 parking space for every 100 square feet floor area Office space - 1 parking space for every 150 square feet floor area Storage and manufacturing space - 1 parking space for every 500 square feet floor area Upon receipt of this information, the Planning Board will review your request. You will be notified in writing of the Board's decision. A copy of the request and the Board's decision will be filed with the site plan records and with the Building Department. There is no site plan on file in this office " for the original building, which is,,,now being converted from a restaurant use to a retail use. Therefore, the letter of August 2nd is herewith modified as follows: Construction of any further portion of the site must be in accordance with the approved plans of February 28, 1986 and March 14, 1986 unless application is made to amend said plans. on another note, it is hoped that at least some of the landscaping shown on the March 14th plan will be installed, in the interest of enhancing the overall appearnce of the site.
