TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indent.ure so requires.

RIDER TO DEED DATED SEPTEMBER 13, 1984
BETWEEN LUCINA McMAHON, as Party of the
First Part, and ROY STAKEY and KEVIN
STAKEY, as Parties of the Second Part
.TOGETHER with the use in common with others of a right of way
· 8 feet wide'to and from Wickham Avenue to Long Creek, a branch
of Mattituck Bay, to pass and repass on foot only, said right
of way commencing at the northerly junction of Middle Road and
Wickham Avenue, at a concrete monument, running in a westerly
direction eight (8) feet; thence running in a northerly direction
130 feet parallel with the boundary of Hubert W. Klein and
Gustav Bayer, to mean highwater mark of Long Creek; thence
running in an easterly direction 8 feet along Long Creek to
land of Hubert Klein; thence running in a southerly direction
along the westerly boundary line of Hubert W. Klein 130 feet
to a concrete monument, the northerly junction of Middle Road
and Wickham Avenue, the point or place of beginning.
BEING AND INTENDED TO BE the same premises as conveyed to
Lucina McMahon, the grantor herein and Joseph P. McMahon by
deed dated October 27, 1962 and recorded in the Suffolk County
Clerk's Office on November 2, 1962 in Liber 5258, page 264.
The said Joseph P. McMahon having died on May 9, 1970, a resident
of 42-19 164th Street, Flushing, New York.
