Alter the roof lines to create a new dormer, facing East. This dormer will allow for more head-height clearance on the 2nd floor without changing the height of the building. The dormer also allows for the installation of(3) new awning windows on the East facade and (1) new double-hung window on the North facade. The area of the dormer will be 235 square feet. II. Repair and replace areas of the roof that require maintenance. The finish roofing material will be new asphalt shingles to match existing. III. Insulate the roof. IV. Renovate the bathroom on the 2nd floor. Fixtures to be replaced in existing locations. The existing single-family home is approximately 2,376 gross square feet(including the unfinished garage/walkout basement level). The footprint is approximately 941 square feet(excluding the existing deck). The existing deck is approximately 468 square feet. These areas will all remain exactly the same during this renovation. There is no addition associated with this project. There is no proposed change to the tallest ridge location—the building height will remain the same. There is no change to use, egress, or occupancy.
