WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ix:jjx at Mattituck, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Middle Road distant
487.5 feet westerly from the land of Ralph W. Tuthill and which
point of beginning is fixed by a boundary line agreement between
Carl F. G. and Elizabeth W. Kleinschmidt and Charles ~. Tuthill,
recorded March 19. 1942 in Liber 2223 of Conveyances at page 267;
RUNNING THENCE North 27 degrees 15 minutes West 132 feet to a con-
crete monument;
THENCE RUNNING North 64 degrees 00 seconds East 83.5 feet to
another concrete monument;
THENCE RUNNING South 27 degrees 15 minutes East 132 feet to
another concrete monument on the northerly side of Middle Road
said monument being 404 feet westerly from land of Ralph W.
Tuthill;
RUNNING THENCE South 64 degrees 00 minutes West 83.5 feet along
the northerly side of Middle Road to the point or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed rothe grantors
herein by deed dated 6/7/61, recorded 6/12/61 in the Suffolk
County Clerk' s Office in Liber 4999 cp 50. \ RECEIVED"

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
S> HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

the first part will receive the consideration for this conveyance and will hold the right to receive such consid~
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payrneol oj the cost of the improvement before using any part of the total of the same for
