( $ ~ O. 00 ) dollars, rawful money of the United States, p~id by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, that certain plot, piece or parcel of land~ with the buildings and improvements thereon erected, situate, l~nfandbelngXnX~x~ at Mattituck, in the Town of Southotd, Suffolk County, New York, bounded and described as follows: BEGINNING at a po~n~ or concrete monument at the southwesterly corner of the premises herein conveyed and adjoining land now or formerly of Richard Price; running thence along said land North 22° 0B' West; 120.88 feet; thence North 20° 04' West 396.24 feet; thence North 19° 44' 30" West ~02.41 Feet to the mean highwater line of Long Island Sound; thence running along the mean highwater line of Long Island Sound the fol2owing (2) courses and distances: (1) North 71° 38' 40" East 45.11 feet; (2) North 72° ~2' 30" East 52.19 feet; thence along land of Rothmayer Sout~ 20° 41' East 916.00 feet to a con- crete monument and land of Dundee Securities Corp., thence along land of Dundee Securities Corp. South 70° 08' West ~05.00 feet to the point or place of beginning. SUBJECT however, to a right of way 25 feet in width along the southerly boundary of said premises for use as a roadway by other owners of par- cels in that tract consisting of 24.26 acres of which the premises herein conveyed are a part and known as the "AIdrich Shore Front, Property." TOGETHER wit~ a one-tenth undivided interesa in a strip of land ~5 ~ said premises on the South to the North Road and bounded further on the West by George Hallock Estate and on the East by Dundee Securities Corp., said strip of land to be used as a roadway in common with the seller or other owners of said tract of 2~.26 acres as above described. BEING AND INTENDED to be the same premises conveyed to the parties of the first part by Wykoff by deed dated August 27, 1947, and re- corded in the Suffolk County C~erk's Office on September 17, 19~7, in L~ber 2752, page 557. Premises conveyed hereunder are secured by a Purchase Money Mortgage of even date, intended to be- recorded simultaneously, herewith.
