This letter is in regards to the Bunaes Residence,located at Reservoir Road Fishers Island,NY.Various
portions of the work completed on the site have been observed by 360 Design Plus,LLC for compliance with the
International Residential Building Code(2015 with New York State amendments).The following items per the
request of the building official have been reviewed and deemed sufficient to meet the State of New York building
code:
House/New Dwelling:
Venting:All venting was installed by the pre-manufactured housing company based on plans that were stamped to
meet the state of New York Residential Building Code. 360 Design Plus,llc has observed the locations and
installations of all vents and it appears that all clearances meet the existing 2015 International Residential Building
Code and have been installed per manufactures requirements and recommendations.The images below show
adequate distances to opening and proper locations along the walls.

Basement Plumbing:Upon review of the under slab plumbing photos attached,the pvc pipes have been properly
glued,vented,and supported.Crushed stone has been placed under the insulation for drainage and a sump pump has
been installed to elevate all hydro static pressure.2"of DOW extruded polystyrene has been installed to provide the
required R-10 values below a heated slab,per Table N1102.1.2.

Alterations and outdoor shower

Framing:The framing of the outdoor shower appears to be compliant with the state building code.The shower is
constructed using 6X6 cedar posts that are positively fastened to the concrete deck to resist overturning.The cedar
walls are connected to the 6X6 posts creating a rigid frame to resist lateral movement.
Plumbing:The plumbing to the shower has been designed to be drained and weatherization.Each winter it is
anticipated that the hot and cold valves will be removed and all excess water will be drained for the season.This
annual maintenance has been executed each winter since the installation of the shower.

Shed:
Foundation: The shed has been constructed on a 6"thick solid concrete slab with a hunched perimeter. Per
R403.1(1)the min. dimensions shall be 12wX6d.The image attached indicated adequate bearing capacity.
R403.1 General
All exterior walls shall be supported on continuous solid or fullygrouted masonry or concrete footings, crushed stone
footings, wood foundations,or other approved structural systems which shall be of sufficient design to accommodate
all loads according to Section R301 and to transmit the resulting loads to the soil within the limitations as determined
from the character of the soil. Footings shall be supported on undisturbed natural soils or engineered fill. Concrete
footing shall be designed and constructed in accordance with the provisions of Section R403 or in accordance with ACI
332.

R403.1.4 Minimum Depth
Exterior footings shall be placed not less than 12 inches(305 mm)below the undisturbed ground surface. Where
applicable, the depth of footings shall also conform to Sections R403.1.4.1.
R403.1.4.1 Frost Protection
Except where otherwise protected from frost,foundation walls,piers and other permanent supports of buildings and

structures shall be protected from frost by one or more of the following methods:
1.Extended below the frost line specified in Table R301.2.(1).
2. Constructed in accordance with Section R403.3.
3. Constructed in accordance with ASCE 32.
4.Erected on solid rock.
Exceptions:
1.Protection of freestanding accessory structures with an area of 600 square feet(56 m2)or less,of light frame
construction,with an eave height of 10 feet(3048 mm)or less shall not be required.
Anchor Bolts:The shed is anchored to the hunched slab using 5/8"galvanized anchors epoxied.The spacing is 12"
min.from the corners and 4'-0"o.c. in between.This is adequate to resist uplift due to wind.
Framing:The shed is built using 2X6 dug fir studs(a7 16"o.c.and 2X8 dug fir rafters(a), 16"o.c.In conjunction
with the 1/2"wall sheathing and roofing the structure is adequate to resist snow loading and lateral loads.
Strapping: Hurricane ties have been added to every rafter connecting the roof to the walls in a sufficient manner so
as to resist uplift on the roofing members.
