Application Information Project Title: Handy Pantry Applicant: Tax Map Number: 114.-12-3.1 Project Location: 12250 NYS Route 25 Hamlet: Mattituck Zoning District: Hamlet Business (HB) II. Description of Project Type of Site Plan: Commercial Acreage of Project Site: ±2.11 acres Building size 9,600 sq. ft. III: Completeness Review See attached checklist for Site Plan Requirements. This amended site plan is for the removal of an existing concrete (non-retaining) wall where there exists a +/- 9,600sq. ft. multi-use building on a 2.11 acre parcel in the Hamlet Business zoning district, Mattituck. A. Proposed action: a. Remove existing concrete wall (non-retaining) that runs ±180' along the southern side yard property line. This area on the approved site plan is labeled as the loading and fire access zone on site. b. SEQRA Type II action pursuant to 617.5 c 1 "maintenance or repair involving no substantial changes in an existing structure or facility;" B. Staff Analysis: a. An Existing conditions survey has been provided for review. b. The Applicant should clarify what exterior light fixtures exist and are proposed to remain. c. Consideration during application review: 1 Cross access: the 1997 Approved Site Plan shows a "proposed 20' access" along the south property line (±125' from the front property line) in the area at the end of the wall. It appears this access was not constructed and could be considered as a potential location for cross access to the business parcel to the south in order to limit vehicle trips on NYS Route 25. V: Planning Board items to consider: 1) Accept the above referenced amended site plan application as complete for review to begin the site plan review process, including: a) Distribute referrals; b) Classify the action as a Type II action under SEQRA; c) Public Hearing: i) Consider the request of the applicant for the public hearing to be waived "due to the fact that this is a de-minimus action." ii) If the above is not agreed to and a Public Hearing is required, set the hearing for December 4t"2023 at tonight's public meeting. 2 Southold Planning Department Checklist for Site Plan Application Completeness - Section 280-133 Project Name: Handy Pantry Amended Site Plan Completed by: Brian Cummings Date: November 6, 2023 Received Comment A.
