With regard to 530 Orchard Street in Orient,as per Pat Moore,attorney for Barbara Close and Courtney Hoblock, I am attaching the
as built drawings for the garage/with the second floor sleeping quarters,and outdoor shower and hot tub so they can close out the
CO for this property.When we spoke earlier this year,you indicated that you would need(and would review before submission),the
drawings showing the hot tub separated from the garage,the height of the privacy screen at the outdoor shower to be less than 6'3"
in height,the wooden walkway at grade,and the plan for the existing sleeping quarters at the second floor of the garage(which
were existing when Ms.Close and Mr. Hoblock purchased the property). Please let me know if there is any other information that
you will be requiring for these plans in order to process the certificate of occupancy).Thank you.

I went for a site visit yesterday. No you are not able to see the hot tub and deck on grade that is located behind the
fence. I attempted to see from the side road (Navy St.) and it is obscured by the neighbor's garage.
The orange part of the Maguire CofA is correct and could be seen from Orchard Street. Therefore, a CofA was required
and received.

I am still waiting on the HPC to let me know if they will require approvals for the deck, hot tub, and screening.
I just spoke to John regarding the accessory garage. He will be updating the Pre-CO to include the guest quarters and
bathroom, however, some work has been done that will need to be legalized. We will need a separate building permit
application for the interior of the garage. We need plans for the new plumbing(riser diagram), HVAC specs and new
window specs. Please forward these as soon as you can so I can issue the permit for the interior work.
The other permit application will be for the new accessory deck/hot tub.
Please let me know if you have any other questions.

I reviewed the file as it has been some time that we last spoke about it. I see that you
will be detaching the deck with hot tub from the garage to alleviate a variance. This can
be done with as a new building permit, however, I do need structural drawings of the
proposed work. Please ensure on a survey or site plan that the side yard setback of 5'
will be maintained with the deck alterations. I also notice the proposed screening will
be cut down to 6.5 feet.
Now that I am aware of what exactly is being proposed, I have to verify whether or not
the Historic Preservation Commission will need to review these items. I will have Kim
Fuentes(secretary to HPC)discuss with board and I will get back to you as soon as I
receive a response.
Lastly, I see that John Jarski,the inspector,went out to inspect the interior of the pre-
existing garage. According to his notes,there have been as-built alterations that are
newer in construction that do not qualify as part of the pre-CO. Some items in his notes
I have to speak to him about before I can clearly relay what is needed for me to issue a
permit for the interior. John is away on vacation this week but I can speak with him
early next week and let you know how to proceed with this portion of the project.

With regard to 530 Orchard Street in Orient,as per Pat Moore,attorney for Barbara Close and
Courtney Hoblock, I am attaching the as built drawings for the garage/with the second floor
sleeping quarters,and outdoor shower and hot tub so they can close out the CO for this
property.When we spoke earlier this year,you indicated that you would need(and would review
before submission),the drawings showing the hot tub separated from the garage,the height of
the privacy screen at the outdoor shower to be less than 6'3"in height,the wooden walkway at
grade,and the plan for the existing sleeping quarters at the second floor of the garage(which
were existing when Ms.Close and Mr. Hoblock purchased the property). Please let me know if
there is any other information that you will be requiring for these plans in order to process the
certificate of occupancy).Thank you.

MAINTENANCE INSTRUCTIONS
Why keep the cover clean and conditioned?
Vinyl can be dry and become brittle.Not only does it look bad,but dry,brittle vinyl can tear at the seams and stress points.Quality materials,internal sewn
reinforcing,and careful workmanship can not help against the ravages of Mother Nature unless the cover is properly cared for.Proper care is easy:Once
a month,clean and condition the cover according to the maintenance instructions.See recommendations below.
• We recommend you use Core Covers Vinyl Conditioner or saddle soap on your cover.The product we make is gentle to the vinyl and adds
UV blockers and plasticizers back into the vinyl.As long as the product you choose to use does not damage the vinyl,your Core Covers
"3-Year Guarantee"will be in force.
• Choose a pleasant day each month to remove your cover from the spa and lay it on a flat surface convenient to a garden hose.Douse the
cover with a healthy amount of water from a hose or bucket to rinse away any loose dirt or debris.
• Using a soft bristle brush,scrub the cover clean with Core Covers Squeeze'N Clean'",or a mild solution of dishwashing liquid—about one
teaspoon of soap to two gallons of water.Use a gentle circular motion of the soft bristle brush,being cautious not to let any areas of the
cover dry before it can be rinsed with water.Rinse thoroughly.
• Now it is time to apply the vinyl conditioner.Use saddle soap or Core Covers Vinyl Conditioner as directed on the container.Massage the
conditioner into the cover in a gentle but firm manner.
• Before replacing the cover on your spa,wipe and rinse any dirt from the bottom side of the cover.When you are ready,put the cover on the
spa.A well-cared-for spa cover is a thing of beauty in its own right.Again,be sure to clean and condition your cover at least once a month
more often if needed.
NOTE:To remove tree sap,use lighter fluid(not charcoal lighter but the type used in cigarette lighters).Use sparingly.Immediately apply
conditioner to that area.
SPA COVER CARE
If you get a puddle on your cover,unzip the vinyl covering and turn over the foam core.That will probably take care of it!
(Sometimes even a new cover will need this.)
• Use the handles to lift the cover.The tie-down straps and the skirt seams can tear if you use them.
• Use Core Covers Vinyl Conditioning Creme to reduce fading and minor deterioration,mostly from the sun.
• Ask your spa dealer about proper water chemistry.It will extend the life of your cover and your spa,and reduce possibility of mildew.
• After a snowfall or ice storm,use a soft broom to remove accumulation from your Spa Top.
• Apply a light amount of WD400 with a Q-Tip®to free the Sure-Loc'Hardware if they become frozen shut.Call for a free copy of
our Winterizing Tips.
• Use Core Covers locking Hold-Down Straps for added security and all high wind and storm conditions.
• If you encounter mildew,call Core Covers and request a copy of our information sheet on how to get rid of mildew.
GETTING RID OF MILDEW
• Remove foam cores from the vinyl encasement.
• Mix two gallons of water,a teaspoon of mild dishwashing soap and one cup of bleach.
• With a soft bristle brush,scrub the inside of the encasement thoroughly,
• Take a wash cloth and wipe down each foam core.
• Rinse both well,
• Place the encasement in the sun and foam cores in the shade to dry. (Do not put foam cores in the sun-they will melt!).
• Once everything is dry,spray the cores and inside the encasement with a mildew inhibitor like Pine Sol°Allow all to dry
completely,then reassemble.
