Mr. Stocken: At last night's Planning Board meeting, your agent, Henry Raynor, spoke with the Board about your letter of January 10th in which you requested permission to continue with your renovation of the building sans pending site plan approval. This is to confirm the Planning Board's understanding that you have obtained clearance from Victor Lessard of the Building Department to remove the mansard and stonework over the front entrance in order to install the new windows and front doors. The Planning Board has no objection to this work so long as it is conducted in accordance with the elevation plan that you have submitted as part of your site plan amendment application. S/W/c New Suffolk Avenue & SR 25, Mattituck SCTM # 1000-114-12-3.1 Dear Mr. Raynor: This is to confirm a telephone conversation earlier today between Ms. 5copaz and yourself. The Planning Board has reviewed Mr. Stocken's October 17th letter which was addressed to you. The Board's responses to each of Mr. Stocken's objections are: 1. The existing brick facade which has been painted white can be left as painted brick. However, on the remainder of the building, the concrete block is to be covered with stucco and painted white to match the brick. The rear and west side of the building should be stuccoed because of this building's prominent location. The rear portion of the building is of particular concern, whether an entrance is placed here or not, because of its visibility from New Suffolk Avenue. SIC ,L 2. A mansard roof is to be placed an all three sides of aA the flat roof so that all roof equipment is screened ``~4o>n ~ e~ from view and there is a four foot overhang. It is G possible to install the roof without interfering with roof drainage and without creating a fire hazard. I recommend that you call Victor Lessard, Principal Building Inspector for further details and guidance. 3. The sample shingle is not acceptable, as it does not match what is on the main part of the building. Y Unless Mr. Stocken intends to reroof the entire building with new shingles, it is suggested that he use a black shingle that resembles what is there now. 4. The Board does not want Mr. Stocken to remove the trees in front of the building and the concrete planters which surround them. The trees are an attractive landscaping element. Also, since there will be a sufficient number of conveniently located parking spaces on the site, it will not be necessary to incur the expense of relocating the trees and removing the planters. SCTM # 1000-114-12-3.1 Dear Mr. Stocken: The Planning Board has reviewed your letter of December 3, 1991, in which you asked if we would object to your beginning working on the interior of the former Tolendal building without site plan approval. As we understand it, you wish to remove partitions, structures, equipment and facilities that will not be needed in the proposed grocery store. You also wish to begin interior construction relevant to a grocery store. Further, it is our understanding based on your letter and on your agent`s conversations with Planning staff, that you are in the process of putting together your site 'plan application for this property. The Planning Board's posiCion is that if Victor Lessard of the Building Department is able to issue the necessary permit for the interior work only, we will have no objections to your proceeding with the interior demolition and reconstruction. However, the Board still reserves all its rights under the site plan review procedure to require additional site changes or modifications to any interior work you may undertake prior to obtaining site plan approval.
