Although I have tried to be as thorough as possible I do not know if all errors have been found. In general, the house has serious deviations from the plan that affect its - architectural and structural integrity. FIRST FLOOR South wall: main foundation girder is 12" north of load bearing south wall resulting in inadequate support for concentrated loads at SW corner, SE corner and under intermediate supports for leaders. Existing loads severely bending floor beams. Perimeter box beam should have been doubled; floor not level. Continuous steel I beam header specified for south wall missing and replaced with inadequate flitch plate system, resting on single jack studs. Openings for doors do not agree with plans. Southwest corner 3/4" out of plumb. Main steel girder in center of house is improperly installed. It is unsupported at east end resulting in severe floor deflection and inadequately supported at west end. Both ends should rest on steel columns: wood posts are not to code. Floor beams notched too deeply into web of this beam to support floor load. Plywood subfloor is resting on top flange of I beam. This will cause a severe hump in floor when floor joists shrink. Entire load bearing wall of kitchen is unsupported, resulting in deflection of floor. Floor beams on stairwell opening are single beams and must be doubled. Second floor box beam in north entry wall is misaligned with wall below. Load bearing south wall of kitchen is unsupported and needs girder. SECOND FLOOR FRANIING Missing double and triple joists were needed in second floor framing to support concentrated roof loads in upper south wall at west end of house. Triple floor joist at west end of house resting on single stud weakened by three inch hole drilled by plumber. Need triple joist in ceiling of dining room to support roof load. Entire south wall of second floor framed improperly for windows specified (wrong size openings). General lack of symmetry because of deviation from plans. Window sill too close to roof. Plans call for four inch space under window. As now framed windows will rest on roof, causing leaks. t r , Bathroom window openings missing in east wall. Framing for windows in north and west wall of upper hall is wrong. Windows specified will not fit. Closet wall in west bedroom not to plan. .-0 GARAGE FRAMING " Piling in southeast corner out of position. East and west walls bowed. All walls not level or plumb. Walls resting on loosely piled bricks. Garage door headers resting on single jack studs (should be doubled). North garage door header spliced (must be single piece of lumber). ROOF FRAMING Lower roof southwest corner completely unsupported due to missing beams. Northeast hip over kitchen not supported. Entire lower roof wrong pitch. Roof seems to have been lowered by ten inches resulting in severe design change to fascia. Box beam system designed to stiffen and support south soffit and fascia is missing, causing crooked fascia band. Valley rafter between garage and utility room chopped with ax in attempt to correct improper framing. Hips are crooked. Valley over front entry is out of alignment and has been notched too severely to support loads. North and west external porch Headers butted into walls without support and are wrong width. Entire upper roof improperly supported. Rafter seat cuts not resting on supporting walls and cut too deeply, weakening ratter. Rafters seemed to have been planed in attempt to cure severe high spots in roof framing. , All valleys misaligned with intersection points of fascia. All hips out of alignment. If left it will be impossible to install fascia, soffit and roof straight and level. Main house ridge has two inch deflection and is wrong size. ELECTRICAL SERVICE Plans call for service to be completely underground. Presently it is 80% overhead with utility pole on front lawn. At this point con•ective measures taken until 24 Dec 92 cost $22,791.58 with another $8- 10,000 due to be billed to date. Correction of internal non load bearing partitioning, if any, is awaiting decisions by architect. The project has had a complicated history. After the first contractor walked off the job, we were left with numerous framing errors and oversights. Since that time the new contractor has corrected all discerned framing and construction errors which brought the building into conformance with standard building practices. The timber piles consist of 10". diameter CCA treated timber driven to a tip elevation of -10.0 MLW at a minimum. All piling have a minimum rated capacity of 15. ton in accordance with the modified Engineering News Record Formula. This will complete my report. The timber piling have been driven to a final grade in accordance with Code requirements. Timber piling (southern yellow pine) have been treated in accordance with A.W.P.A. C-3 Marine Foundation 1.0 CCA requirements. All piling were marked accordingly. Timber girders have been installed in accordance with contract drawings. Timber bracing has not been installed. I will review the installation and forward my certification for the bracing once completed. This review was intended to check the method and materials for pile installation and pile capacity.
