This Deed made this 14th day of June, 2022,by and between Lisa Gordon, Foreclosure
Commissioner, 53 Gibson Street, Bay Shore, NY 11706 ("Grantor") and Secretary of Housing
and Urban Development, 451 Seventh Street SW, Washington, DC 20410 ("Grantee").
WHEREAS, on March 03, 2004, a certain Mortgage was executed by Jean Zuhoski, in
favor of Financial Freedom Senior Funding Corporation, a Subsidiary of Lehman Brothers Bank,
FSB, as mortgagee, and was recorded on April 02, 2004 in Liber M00020701 at Page 741, in the
Office of the County Clerk of Suffolk County,New York; and
WHEREAS, on June 30,2014, the Mortgage was assigned to the United States Secretary
of Housing and Urban Development(the Secretary); and
WHEREAS, by virtue of a default in the covenants and conditions of the Mortgage, the
Secretary designated me as foreclosure commissioner to conduct a non judicial foreclosure of the
Mortgage under the provisions of the Single Family Mortgage Foreclosure Act of 1994 ("Act"),
12 U.S.C. 3751 et 5eMc., the designation being recorded on September 25, 2009; and
WHEREAS, a Notice of Default and Foreclosure Sale was sent by certified mail, return
receipt requested on May 10, 2022 to Jean Zuhoski a/k/a Jean D. Zuhoski at 18250 CR 48 a/k/a
18250 County Road 48, Cutchogue,NY 11935 and 1146 Woodcrest Avenue, Riverhead, NY
11901, the owner of the property secured by the mortgage as shown by the public record on May
10, 2022,and (2) Secretary of Housing and Urban Development at 451 Seventh Street SW,
Washington, DC 20410, the parties who as of May 10, 2022, had a lien on the property secured
by the Mortgage; and
WHEREAS, a copy of the Notice of Default and Foreclosure sale was published in the
Suffolk Times on May 12, 2022,May 19, 2022, and May 26, 2022; and
WHEREAS, a copy of the Notice of Default and Foreclosure Sale was filed for record on
May 10, 2022, under Index No. 60900512022, in the Office of the County Clerk, Suffolk County,
New York; and
WHEREAS, pursuant to the Notice of Default and Foreclosure Sale and to the Act, a
foreclosure sale was held at Suffolk County Supreme Court on June 7, 2022 at 10:00 a.m. local
time, in accordance with the terms of said Notice and the Act; at which Secretary of Housing and
Urban Development submitted the highest bid in the amount of$404,641.05; and
WHEREAS, the mortgagor is not entitled to benefits of the Soldiers' and Sailors' Civil
Relief Act of 1940; and
WHEREAS,there is no right of redemption, or right of possession based upon a right of
redemption, in the mortgagor or others subsequent to a foreclosure completed pursuant to the
