WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imdllK at Cutchogue, in the Town of Southo1d, SuffC)lk County i
New York, bounded and described as follows:

Lane and at the northeasterly corner of land now or formerly of
Ignatius Smith; and running thence along the northerly line of land
now or formerly of said Ignatius Smith, South 520 14' West 187.01
feet to a stake; thence along' other land now' or formerly of Frank D. 'X
Peterson on a line parallel to said westerly 1i~e of Depot Lane,
North 380 13' 30" West 80.0 feet to a concrete mOnument; thence
along other land now or formerly of Frank D. Peterson and parallel
to said northerly line of land now or formerly of Ignatius Smith,
North 520 14' East 187.01 feet to a concrete monument and;said
westerly line of Depot Lane; thence along said westerly line of '
Depot Lane, South 380 13' 30" East 80.0 feet to the point of
beginning.
BEING AND INTENDED TO BE the same premises conveyed by deed
dated December 21, 1940 and recorded_in the Suffolk County Clerk's
Office on December 27, 1940 in Liber 2142 Page 279, which party of
the first part is the surviving spou'se of Francis B.. McCaffery who
died a resident of Cutchogue, Suffolk County, New York, on November
16, 1981.

TOGETHER with all right, title and interest, if any. of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines Ihei'e\1f; TOGETHER with the appurtenances
and all the estate and rights 'of the party of the first partn. and.lio said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered an).thing
whereby the said premises have been encumbered in anyway whatever, ext"cpt as aforesaid.
AND lhe party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the saine for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indent"re sO requires.
