1. Final survey of property eaith accurate location of all buildings, property lines,
streets, and unusual natural or topographic features.
2• Final Approval from Health Dept. of water supply and sewerage-disposal (S-9 form).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Sworn statement from plumber certifying that the solder used in system contains
less than 2/10 of 17 lead.
5. Commercial building, industrial building, multiple residences and similar buildings
and installations, a certificate of Code G;mpliance from archi-ect or engineer
responsible for the building.
r 6. Submit Planning Board Approval of completed site plan requirements.
For existing buildings (prior to April 9, 1957) non-conforming uses, or buildings and
' "pre-existing" land uses:
1• Accurate survey of property showing all property lines, streets, building and
unusual natural or topographic features.
' 2. A properly completed application and a consent to inspect signed by the applicant.
If a Certificate of Occupancy is denied, the Building Inspector shall state the
reasons therefor in writing to the applicant.

Dear Ms. Clarke:
This letter will confirm that we have reviewed the above file
material and circumstances affecting your proposed located at
New Suffolk Road, New Suffolk, identified as District 1000,
Section 117, Block 6, Lot 32. It is the determination of this
Department that the conditional variance granted under Appl. No.
2501 on December 21, 1978 is still in full force and effect
under the new Master Plan and Zoning Amendments now in effect.
This will also confirm that the grant of this variance as to the
bulk schedule area requirements for each of the three lots in
question were "grandfathered" by the Planning Board during
September 1980, the the Town Board enacted Subsection A106-53 of
the Southold Town Code determining that any Planning Board
approvals that may have been required with respect to the
"grandfather" schedule of ZBA determinations were deemed to have
been granted with the same force and effect as if the same had
been submitted to and approved by the Planning Board. Our file
shows that not only were your lots approved under the
"grandfather schedule," but you did obtain approval by
resolution adopted by the Planning Board at its Regular Meeting
held on January 9, 1979.
Although you have shown proof that the "covenant of no further
division" was filed with the Suffolk County Clerk's Office, and
our Department agrees that the Board of Appeals and Planning
Board approvals have been obtained and are in effect, you have
not deeded the parcels out as of the present time and have not
obtained a final map. 2t is recommended that you meet with a
local surveyor in order to prepare a final map confirming the

lot lines and area of each lot before deeding the parcels out
and updating the map to show new and existing structure(s).
In order for any Certificates of Occupancy to be issued by the
Town for the lots separately, a final map will be necessary and
will need to be filed with us. When preparing the final map,
please be sure to apply as close to 20,000 sq. ft. to each lot
as is possible and evenly.

a. This application must be completely filled in by typewriter or in ink and submitted to the Building Inspector, with 3
sets of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets
or areas, and giving a detailed description of layout of property must be drawn on the diagram which is part of this appli-
cation.
' c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issued a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the work.

After investigation and inspection the Board finds that the applicant s
application contains a sketch of the property she proposes to buy and
this property hasibeen, divided into parcels "A", "B", and "C" in approxi-
mately equal sizes of about 20,000 square feet in each parcel. Parcel
"A" consists of 1~5 feet of road frontage on New Suffolk Avenue and
Parcel "B" .immediately adjoining to the west has 87.56 feet on New Suffolk
Avenue. Both parcels have a depth of approximately 177.26 feet. On
Parcel "A" there Ss a 22 room house which the applicant p~oposes to
restore and make into a two-family house from a former boarding house
use. The applicant will try to rent the westerly portion of the two-
family dwelling on a year round basis if possible. If not, she will rent
it on a seasonal basis. The applicant plans to live in the easterly
portion of the ho~se. Parcels "A" and "B" are in a "M" Light Multiple
Zone district. Located partially on Parcel "A" and "B" is a cottage
(marked as Cottag~ No. 1) .which is to be moved in front of the garage
located on parcel!"B". At the same time the cottages marked as No. 2 and
3 located on parcel "B" .and "C" will be demolished. The conditions
applied to the granting of this subdivision of land seem appropriate
in the area basedion the surrounding lot sizes.
The Board finds that strict application of the Ordinance wou'ld produce
practical difficulties or unnecessary hardship; the hardship created is
unique and would not be shared by all properties alike in the immediate
vicinity of the property and in the same use district; and the variance
will not change the character of the neighborhood and wzll observe the
spirit of the Ordinance.
On motion by M~. Gillispie, seconded by Mr. Grigonis, it was

be GRANTED permission to divide property with insufficient width and
be GRANTED permission to have one,,.two-family house and two, one-family
houses on parcelsiwith insufficient area. Location of property: New
Suffolk Lane and New Suffolk Avenue, New York, bounded on the north by
Syms, east by NewiSuffolk Lane; south by New Suffolk Avenue; west by
Hartung and DeMar~ini, upon the following conditions:
(1) The creation of Parcel "A" is conditioned upon removing Cottage
No. 1 from Parcell "A" and "B" to a central location on Parcel "B" and
locating it near ~he presently existing garage on Parcel "B".
(2) The elimination of Cottage No. 2 and 3.
(3) The residence to be created on Parcel "B" will be a one-family
residence. '
(4) Any subsequent building on Parcel "C" shall be a one-family
residence.
(5) One-famil~ residences on Parcels "B" and "C" must adhere to
the side yard, fr6nt yard and rear yard requirements of the building
