The 2-story wood framed addition to the existing house is constructed on an enclosed concrete masonry unit (CMU) crawl space foundation wall. I reviewed photos showing progress of the foundation construction work provided by Z&S Contracting (Z&S), the General Contractor. The photos show forming of the continuous concrete footings reinforced with steel rebar. The bottom of the footings are set at a minimum of 3-feet below the adjacent ground surface, frost depth, bearing on suitable granular material. Photos show the CMU wall reinforced with vertical bars and continuous horizontal bars. Anchor bolts fasten the pressure treated wood sill plate to the top of the CMU wall. The wood floor framing consists of 2x12 joists at the first floor framing level, and laminated veneer lumber LVL at the second floor framing. Z&S provided photos of typical details, where coil straps cross the roof slope change on the gambrel, with the straps fastened directly to the roof rafters. Coil straps are installed at the second floor framing level along the perimeter wall, with the coil straps spanning from the upper wall stud, across the rim board, to the lower studs. Coil straps are also installed at the first floor level and extend from the wood sill plate up to the wall stud, again fastened to the wood framing directly. On July 16, 2020, Roxanne Brown, GNCB Engineer, made a site visit to meet with the contractor and observe the structural wood framing work. The wood framing members are constructed in substantial agreement with the construction documents. The plywood sheathing had been installed. On September 22, 2020, R Brown made a follow up site visit. Installation of shear wall holdowns was substantially complete. Hurricane clips are installed at each rafter. Where there is a structural ridge beam, the roof rafters are supported with sloping seat hangers. The posts supporting the ridge beam are strapped to the beam. The attic access floor opening was framed. It is my opinion that the structural framing and foundation work is constructed in substantial conformance with the Contract Documents, and meets the building code structural requirements.
