Pennessi on behalf of NORTH ROAD HOTEL, LLC requests a Wetland Permit the as- built±800sq.ft. amenity building and to resurface the existing ±1 92sq.ft. deck and railings, and construct an additional ±240sq.ft. deck addition with railings, ADA compliant egress ramp and steps to ground; install irrigation; install stones; and to establish and perpetually maintain a 15' wide Non- Turf buffer along the landward edge of the top crest of the bluff. Located: 62005 County Road 48, Greenport. SCTM# 1000-40-1-1 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is INCONSISTENT with LWRP Policy 6.3 and therefore, INCONSISTENT with the LWRP. 6.3 Protect and restore tidal and freshwater wetlands. A. Comply with statutory and regulatory requirements of the Southold Town Board of Trustees laws and regulations for all Andros Patent and other lands under theirjurisdiction 1. Comply with Trustee regulations and recommendations as set forth in Trustee permit conditions. The as-built structure was constructed without Board of Trustee review or permit.
