(18'x44.5') in-ground pool with spa (5'x11'); install a surrounding 1,137sq.ft. pool patio; construct a 120sq.ft. (6'x20') cabana with %2 bath and unfinished pool storage space that is to be serviced by underground electric from dwelling and the bathroom connected to existing I/A OWTS system; install an outdoor shower against cabana; install an 8' diameter drywell to contain runoff for cabana, outdoor shower and patio; construct a ±205sq.ft open-air pergola attached to cabana; install an underground drainage pool for pool backwash; 280sq.ft. of existing concrete ramp/slab to be removed in the area landward of the existing 20' wide non-turf buffer area with the rest located inside the buffer to remain; install approximately 430 linear feet of perimeter fencing with gates; install a combination of landscape vegetation and lawn to occupy the area landward of the non-turf buffer; and install some vegetation within the established 20' wide non-turf buffer area. SCTM# 1000-137-1-5.1 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposal is CONSISTENT with LWRP Policies and with the LWRP. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. All applicants for permits* including Town of Southold agencies, shall complete this CCAF for proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard Area. 2. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. A proposed action will be evaluated as to its signif cant beneficial and adverse effects upon the coastal area(which includes all of Southold Town). 3. Dwyer Project Description 3915 Stillwater Pool, Cabana & Site Improvements Permit The project description for the Southold Trustees Permit administrative review includes the following; Construct an 801 SF in-ground pool (18' x 44.5') with spa (11' x 5'), approximately 82.4' away from the nearest tidal wetlands along East Creek. Construct a 120 SF Cabana (20'x 6')with a%2 bath and unfinished pool storage space. The Cabana will be serviced by underground electric from house and the proposed bathroom will be connected to the existing I/A OWTS septic system approved under SCDHS ref# R-21- 0240.The proposed cabana will also have an attached outdoor shower.The runoff from the cabana's roof and the outdoor shower and the patio will drain into an 8' dia. underground leaching pool as defined on the plan. The Cabana will have an attached open-air pergola on the south side that will be approximately 205 SF.This project includes the construction of a patio that will surround the in ground swimming pool and is 1,137 SF in total area of which only 361 SF is situated within to 100' wetland setback (see plan for details). An underground drainage pool will satisfy the Town's pool backwash requirement. 280 SF of an existing concrete ramp/slab is to be removed in the area landward of the existing 20' non-turf buffer(the rest located inside the buffer will remain). Approximately 430 LF of perimeter fencing is proposed. A combination of landscape vegetation and lawn will occupy the area landward of the non-turf buffer. The existing 20' non-turf-buffer as approved in Town of Southold Trustees Permit No. 9866 will have some areas where native vegetation will be installed under this project (see plan for details).
