WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improv~ents thereon erected, Qtuate,
lying and being in the Town of Southold, County of Suffolk and State ot
New York, known and designated as Lot 261 on a certain map entitled,
"Amended Map of Nassau Point, gSlC.UQl1 A.", and filed in the Office
of the Clerk of the County of Suffolk on August 16, 1922, as
Map No. 156 and more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of Broadwaters Road
where same is intersected by the northeasterly side of Lot 262 on
said map, and from said point of beginning running thence, along
the northeasterly side of said Lot 262 North 46 degrees 48 minutes
50 seconds west, 353.26 feet to the ordinary high water mark of
Haywater's Cove; thence, along a tie line along said high water mark,
North 11 degrees 52 minutes 30 seconds East 113.17 feet; thence,
along the southwesterly side of Lot 260 on said map South 45
degrees 36 minutes East 449.14 feet to the northwesterly side
of Broadwaters Road; thence, along the northwesterly side of
Broadwaters Road southerly, along an irregular curve, 94 feet
more or less to the point or place of BEGINNING.
Being the same premises conveyed by Joseph Hehn, Jr. and Elizabeth
Hehn, his wife November 19, 1968 to Alexander A. Katz and Blanche
K. Katz, his wife, and' recorded in Office of Suffolk County
Clerk in liber 6460, page 162 November 22, 1968.
Subject to covenants, easements and restrictions of record, if any.
Subject to any state of facts an accurate survey may show.
Subject to Town of Southold Building Zone Ordinance.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-desenDed premises to the center lines thereof; TOGETHER with the appurtenances
and all the estat~ and ri~hts of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premIses herem granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section IS of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid.
