WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyingandbeingllllCllt at Mattituck, in the Town of Southold, County of SuffoU
and State of New York, bounded and described as follows:
BEGINNING at a point which is 106.66 feet northeasterly from an iron
pipe located at the intersection of the northeasterly side of Shirley
Road with the northwesterly side of Horton Avenue;
RUNNING from said point of beginning North 340 40' West along land of
Raymond L. Young and Joan Young 176.19 feet to land now or formerly of
Joan M. Young;
THENCE North 390 29' 20" East along land formerly of Joan M. Young
85,~1 feet to land now or formerly of Stopinski;
THENCE along last mentioned land South 540 34' 20" East 50.0 feet to
land of Baunach;
THENCE South 340 40' East 152.75 feet along land of Baunach to the
northwesterly side of Horton Avenue;
THENCE North 550 20' West 100.0 feet along the northerly side of Hortol
Avenue to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of th,
first part herein by deed dated June 28, 1983 and recorded in the
Suffolk County Clerk's Office on July 1, 1983 at Liber 9381, page 513.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD thc premises herein granted unto the party of the second part, the heirs or su<cessors and assigns of
the party of the second part forever,
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatcver, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid.
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre ~o requires.
