SCTM# 1000-24-2-1 Owner: Orient Realty, LLC RESOLUTION: WHEREAS, 675 Skippers Lane, Orient,NY, is on the Town of Souihold Registry of Historic Landmarks, and WHEREAS, as set forth in Section 56-7(b)of the Town Law(Landmarks Preservation Code)of the Town of Southold, all proposals for material change/alteration must be reviewed and granted a Certificate of Appropriateness by the Southold Town Historic Preservation Commission prior to the issuance of a Building Permit,and, WHEREAS, on March 20, 2023,the applicant's representative,Peter Marren, submitted a proposal to legalize an as-built hot tub on residential property; and WHEREAS, the Commission determined, during pre-submission conferences,that improvements including a Raised Shingled Terrace and the Shielding for generator and mechanics upon this residential property were inconsistent with previously approved Certificate of Appropriateness,Resolution#03.10.21.1 dated March 10,2021; and WHEREAS, the Commission determined that an outdoor shower is also"as-built"and will require approval; and WHEREAS, the applicant's representative presented Commissioners with Architectural Plans and photographs, consisting of a Raised Shingled Terrace/Balcony attached to the single family dwelling,4 feet high mahogany fence surrounding utility structures, an outdoor shower, as well as the subject of this application,the hot tub; during a public hearing on June 22,2023; and WHEREAS, the applicant shall submit to the Commissioners photographs of the finished improvements upon completion; and Certificate of Appropriateness, HPC,Orient Realty,SCTM No. 1000-24-2-1 Page 2 WHEREAS,the Commissioners may conduct a site inspection of subject premises once improvements are completed; and RAISED SHINGLED TERRACE/BALCONY: NOW THEREFORE BE IT RESOLVED,that the Southold Town Historic Preservation Commission determines that the photograph of Raised Shingled Terrace/Balcony,Page A.1, submitted by Peter Marren,AIA,dated May 25, 2023,meets the criteria for approval under Section 170-8 (A)of the Southold Town Code; and BE IT FURTHER RESOLVED,that the Commission approves the request for a Certificate of Appropriateness, subject to approvals by all involved agencies; and BE IT FURTHER RESOLVED,that any deviation from the approved plans referenced above may require further review from the commission. How is the design for your project sympathetic to the surrounding neighborhood? From the time we began renovating 675 Skippers, we have done so with the simple notion of"loving it back to life". Every decision was made with consideration for the surrounding neighborhood. We have thoughtfully adhered to the guidelines in Chapter 170 of the Southold Town Code. These last additions are a cedar hot tub and an outdoor shower.The size, materials and location of each were chosen with the same ideas and principles. The materials are in concert with those of the house as well as the surrounding neighborhood (Fig 4-10). We wanted both to feel like a natural part of the property and house which were renovated in 2021-2022. Cedar Hot Tub: We chose a hot tub made of natural cedar and placed it discreetly behind manicured and cared for shrubs and the still unrenovated garage. Because it is a hot tub, we also wanted to ensure privacy. We took advantage of an already existing tree and further landscaped with plants and shrubs natural to the area.There have been other additions in the district that seem less sympathetic to the surrounding neighborhood. Outdoor Shower: The shower is of simple design. Vertical planks, much like the hot tub. It is made of natural wood and is tucked behind the garage (which was never renovated) against the east side of the garage, east of the back door so it would be out of view of the street and the town green. As mentioned, both additions were done with the utmost consideration for the neighborhood and the historic district. Both the hot tub and the outdoor shower design are in keeping with desires of the historic district as outlined in Chapter 170. and is not a permanent change to the property. We are aware of other showers and hot tubs within the historic district including two homes with the exact same cedar hot tub. Either can be removed as easily as they were put in. 6. Have you supplied images of neighboring residences? See attached Fig. 9-12 7. How does this renovation illustrate compatibility in terms of scale and massing with neighboring structures? It's not a renovation.Addition of a hot tub and outdoor shower. See Fig 1 for dimensions of hot tub, Fig 2 of hot tub before installation. Figure 3 is a specs of the outdoor shower.
