BEGINNING at a point on the Northerly side of Middle Road (North Road) or at the Southwesterly part of
the premises about to be conveyed, said point being distant 57 feet in an Easterly direction from the
Southwesterly comer marked by a cement monument to the premises now or formerly of Cummings;
RUNNING THENCE North 13 degrees 56 minutes 40 seconds West, 91 feet along the East line of land
now or formerly of said Cummings to the ordinary high water mark of Long Island Sound;
