deterioration of the small town character of our village and have a terrible impact on Main Road
traffic. Furthermore, I believe any affordable housing units built in our town should be reserved exclusively for
the many Town of Southold residents and family members who are already struggling to live and work here.

Dear Southold Town Board,
My family has owned the property at 35 Holden Avenue, Cutchogue, NY since 1963. 1 have seen
much growth and change over the years. I believe the rezoning of the property at 29475 Main Road,
Cutchogue is a really bad idea.
Here are some key reasons why I believe this zoning change should be denied:
1. Infrastructure Strain: The addition of 36 rental units will put significant strain on our local
infrastructure, including water supply systems, electricity, natural gas, and road networks. These
systems were not designed to accommodate such a substantial increase in population density in such
a small hamlet.
2. Traffic Congestion: Cutchogue already experiences heavy traffic during peak hours and seasons
due to its location as a gateway between various North Fork destinations. Adding more residents
without adequate road improvements will only exacerbate congestion issues and compromise safety
for both pedestrians and drivers.
3. Preservation of Small Town: One of the main attractions of living in Cutchogue is its quaint and
quiet small-town identity. Introducing large-scale rental units on a small property could potentially alter
the character of our community. (and decrease appeal and tourism)
4. Environmental Impact: Constructing additional buildings on this property may have adverse effects
on local ecosystems, including the potential destruction of natural habitats and increased stormwater
runoff. We must prioritize the preservation of our environment for future generations.
5. Safety: Based off of the safety concerns with an affordable housing project in Greenport that had
135 police calls in 2021 & 2022, this project will pose a safety risk not only to its neighbors, but to
those who visit Cutchogue.
Here is a breakdown of some of those calls-
* 3 reports of inappropriate touching / child abuse
0 2 overdoses
0 17 custody issues
0 2 CPS assistance
0 26 domestic incident reports
0 11 noise complaints
In additional, there were several arrests, physical altercations, one incident of a car being driven into
the front windows of an apartment, and several Order of Protection violations.
6. Needs: This housing will be open to all of Suffolk County, not just Town of Southold residents.
Many times a lottery means the housing is not used for local people who need it.
I understand the importance of affordable housing in our society, but it is crucial to find a more

suitable location that can accommodate such a development without compromising the integrity,
infrastructure, and identity of Cutchogue. I urge local authorities to deny this zoning change request to
align with our community's needs and values.

Cutcho8ue. They aren't even done building the last monstrous high density project in Cutchogue-Harvest Point-and

pitched asa response to our affordable housing shortage, as was Harvest Point(to no avail). Cutcho8uehas already

Hi Michelle,
As a resident of Cutchogue, I am deeply concerned about the proposed change in zoning that would
allow for the construction of 36 affordable rental units on the 3.2 acre property at 29475 Main Road. I
am opposition to this zoning change and protect our beloved hamlet's infrastructure, traffic flow, and
current density.
Cutchogue is a unique community that has thrived for generations due to its close-knit nature and
picturesque surroundings. The proposed development threatens to disrupt this delicate balance by
introducing a high-density housing project into an area primarily characterized by single-family
homes.
While I understand and support the importance of affordable housing initiatives, it is crucial that such
projects are thoughtfully planned and integrated into suitable locations. The chosen site for this
development simply does not align with Cutchogue's existing infrastructure capacity or traffic patterns.
It also does not serve potential renters with the facilities and services they would likely need and
benefit having in close proximity.
This is a very important matter to me and it will effect how I vote in the November election.

As a resident of Cutchogue, residing in Fleets Neck, I am strongly opposed to building affordable housing on
Main Road in Cutchogue. The Parcel is only 3 acres and is not large enough for any affordable housing. There
is very limited public transportation, therefore this project will result in much more traffic. This is a major
issue for me and will affect my voting decisions.

Dear Town Members,
I am writing on behalf of 201 families (as of today) who have signed the petition against the change of zoning.
Here below a list of some of the concerns:
- Over the past five years, our village has undergone considerable expansion. With Harvest Pointe we have
assimilated 124 housing units on a 46-acre parcel situated squarely within the heart of town. With around 300
individuals and approximately 248 vehicles.
-4 new houses have been built behind the the post office.
-We also have a high density trailer park on School House Road.
-Cutchogue and Mattituck have been slammed with higher population and density projects in the past few
years with housing plans and it is time for other hamlets with more amenities to be the focus.
-There is only one point of entrance and exit proposed on the plan
- How will sewage and water runoff be handled for this quantity of people?
-The fire department and the police department have expressed high concerns about the project.
-The town board passed legislation to limit the size of houses on land and yet this project proposes 8 large
buildings on a 3 acres property.
-This property has always been zoned residential and the board expressed extreme frustration with people
trying to change their definition of what they can do on a residential property when it comes to rentals. The
owner of this property is trying to change the zoning for personal financial gain, and this is not in line with the
mindset of people understanding the purpose the property they purchased.
- Mattituck-Cutchogue schools need to be able to take on increased load of students. Has this been explored
with the school district?
-Cutchogue is now a high density hamlet and needs time to adjust to the population increase.
-The North Fork is trying to preserve its beauty and peace and not become like the Hamptons or Riverhead
and this high density project will be an ABSOLUTE CONTRAST from what the community desires.
-Why there is the need to be in walking distance from the town when they are planning on 75 parking spots?
There is also no train station in Cutchogue.
-We advocates for a housing strategy that emphasizes homeownership and features FAR FEWER units per
property.
-SPOT ZONING is not permitted in the state of NY.

A lot of people believe in affordable housing opportunities and have a lot of ideas. Possibilities that could help
the community, the new residents, the businesses and home owners by increasing affordable housing
intelligently and helping people to build on their own properties. Speaking to farmers, restaurants owners,
hotel owners and local businesses many are interested in the option to build housing for employees and
workers on their property. This alone would limit the traffic being that the workers would be able to be near
work.
Change is good when it is considered carefully for its long term vision and how it till change the community.
Many North Forkers shutter at the thought of change, and this project is short-sighted and the long term
implications will not benefit the residents of Cutchogue.
As tax payers, voters, and long time residents of the North Fork, specifically Cutchogue, please consider all the
factors that will have a huge impact on the hamlet and the North Fork for years and years to come. This
project is not ideal and should not continue for consideration for re-zoning as a first step.

I am addressing the issues that many of my neighbors as well as my own in-laws and other family members who live on
Main Road in the hamlet of Cutchogue have with your possible zoning change to allow the project named North Fork
Villas to proceed.
The property, 3.2 acres of undeveloped land at 29475 Main Road, is presently zoned R 40(one acre lots) and R 80(two
acre lots)which would allow for a maximum of two homes.The property was bought recently under that protected
zoning, and was bought ata price commensurate with that designation.
All of the homes in this area have been bought under present zoning with the understanding that we must abide by
those restrictions.This has allowed the hamlet of Cutchogue to have its unique character of distinctive older homes that
line Main Street.The "business district" of Cutchogue has been zoned in among those homes in a way that makes it very
pleasant and ofavery low density.
The proposed plan for a 36 unit completely poles apart from the size and scope of the neighborhood, high density
development located upon the 3.2 acre property in mind is troubling in so many ways. First, it is completely out of

character with the low density hamlet. Second, the environmental problems with sewage, watershed run off, water
consumption, and pollution concerns are certain to be difficult for the township.Third, traffic congestion on the Main
Road in that particular part of Cutchogue is already a problem between the intersections with Pequash and Depot and is
especially harsh during certain times of the year when the pumpkin patches, beaches, or Christmas tree farms are in
vogue. Fourth, stretching of community services such as police, fire fighters, schools, and hospitals has already reached
high levels since the pandemic.
I could go on and on, but that will be detailed later on if this project will move forward.
I urge you to reject the idea of changing zoning for this property not only for this proposed project, but for any other
high density plan in the future.
