WITNESSETH, that the party of the first part. in consideration of Ten Dollars and other valuable conslderab?n
paid by the party of the second part, does hereby grant and release unto the party of the second part, the hens
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lyine-and beinl[ io:JtIte< at Mattituck, Town of Southold, Coun,ty of Suffolk and
State of New York, bounded and descriped as follows:
BEGINNING at a point on the northwesterly side of W~ckham Avenue
(Middle Road) (Old Middle Road), distant 359.76 feet northeasternly
as measured along the same from the corner formed by the intersection
of the northeasterly side of Mill Lane with the northwesterly side ofe
Wickham Avenue, said point being also at the division line between
the northeasterly side of lands now or formerly of Charles H. Smith
and the southwesterly side of the herinafter described premises;
RUNNING THENCE along said division line North 18 degrees 58 minutes
10 seconds West, 305.41 feet to the southerly side of lands now or
formerly of Thelma Seinman and Stanley Smith;
THENCE along said land, North 76 degrees 25 minutes 20 seconds East,
317.37 feet;
THENCE South 20 degrees 15 minutes 00 seconds East, 280.50 feet,
partly along the southwesterly side of land now or formerly of Ackroyd
to the northwesterly side of Wickham Avenue;
THENCE .along the northwesterly side of Wickham Avenue, South 71
degrees 53 minutes 30 seconds West, 322,27 feet to the point or place
of BEGINNING.
Being and intended to be the same premises conveyed to the first
parties by deed from Thelma Weinman and Stanley Smith dated April 1,
1976, and recorded in the Suffolk County Clerk's Office on May 28,
1976, in Liber 8041 of deeds, at page 176.
TOGETHER with "II right, title and interest, if any, of the party of the first part in and to any streells and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of tile second part, the heirs or successors and assigns of
the party oJ the -second part forever.
