erected, situate, lying and being in Mattituck, Town of Southold, County of Suffolk, and State of
New York, bounded and described as follows:
COMMENCING at a monument set at the intersection of the westerly side of Bay
Avenue, the northerly line of Lot No. 5 on Map of property of Aleda Bartley #770 and the
southerly line of these premises (which monument is about 645 feet north of Peconic Bay
Boulevard as measured along the west line of Bay Avenue); and
RUNNING THENCE south 68 degrees 8 minutes 50 seconds west 178.08 feet along the
