TOWN 0„ _ OF SOUTHOLD CHAPMAN HOUSE FISHERS ISLAND NY SPECIFICATIONS 4 February 1994 The work covered by the specifications, corresponding drawings, the construction contract AIA,Document A107, and related documents, the "Contract Documents", shall consist of building a new house for Susan and Peter Chapman at Fishers Island NY. 1 - GENERAL CONDITIONS 1) It is the contractor's responsibility to ensure that work progresses in accordance with the Contract Documents. The Contractor shall provide all labor, materials, equipment, and services necessary to complete all work as required by the Contract Documents unless specified otherwise ry such Contract Documents. 2) The Contractor shall pay for all permits required by the applicable codes. 3) The Contractor shall take every precaution to see' that the site is protected according to the requirements of the relevant environmental agencies. 4) The Contractor shall be responsible for noticing any structural deformation, decay, or inadequacy as work progresses and shall notify architect immediately. Contractor is responsible for all repairs to work done by the Contractor deemed necessary by the inspecting building officials and the architect. 5) Fire prevention: The work shall be performed in such a manner as to prevent fire. The Contractor shall take precautions against fires starting and spreading on the site and within the building and temporary structures. The Contractor shall provide adequate means of extinguishing fires, (dry chemical fire extinguishers rated for A, B, and C fires) during all phases of the work. There will be NO SMOKING inside the building at any time. No fires may be built on the premises. 6) Gasoline and other flammable liquids shall not be stored within the building. They shall be stored in and dispensed from U.L. listed safety containers. Tarpaulins used on the site shall be made of fire-resistant material and be U.L. listed. 7) Field Measurements: Before ordering any materials or doing any work, the contractor shall verify all measurements at the building and shall be responsible for their correctness. No extra charge or compensation will be allowed because of differences between actual dimensions and measurements indicated on the drawings. Any differences which may be found shall be submitted to the Architect for decision before proceeding with the work. 2 8) Temporary Light and Power. The contractor shall make all arrangements to provide any temporary electric power distribution required during construction and temporary electric lighting for all portions of the work. The contractor shall furnish, install, and maintain a safe and adequate temporary electric system; make all necessary connections and furnish all necessary wiring, outlets, lamps, and sockets. All such work shall be done in accordance with Underwriter's Laboratory requirements and of authorities having jurisdiction. Provide a sufficient number of outlets so that 50' extension cords will reach all work requiring light and power. Electricity usage charges as billed by the power company will be billed directly to the owner without markup. 9) Temporary Heat. The Contractor shall provide and pay for such temporary heat as may be required to carry out all portions of the work and to prevent damage due to cold weather. Temperatures to be maintained during any stage of the work shall not be less than those required and recommended by the manufacturers of materials and finishes being installed. The Contractor shall be responsible for all damage due to failure to maintain required temperatures for any phase of construction or improper use of equipment, and shall make good any damages which may result, both direct and contingent. 10) The Contractor may use the permanent heating system of the building. Nonelectric types of heat shall be properly ventilated to the outside of the building. If permanent systems are used during construction, maintenance and attendance shall be provided, and the systems shall be in perfect operating condition at the conclusion of their use, subject to the architect's approval. On substantial completion of the contract, the contractor shall remove all temporary utility devices. 11) Weather Conditions: In the event of temporary suspension of work and during inclement weather, work and materials shall be adequately protected against damage. All work and materials of any kind to be found to be injured shall be removed and replaced by the Contractor without cost to the Owner. 12) Cold Weather Construction: The Contractor shall take special precautions to prevent damage to materials and work installed in cold or freezing weather, by providing adequate temporary heat and suitable enclosures or covering. The ground surfaces under footings and under pipe lines, and all concrete and masonry work, shall be protected against frost and freezing. 13) Pumping and Draining: The Contactor shall do all pumping or dewatering and provide drainage as necessary to keep the site free of standing water and to keep the excavations and the building free of water during progress of the work. All pumping and draining shall be conducted in such a manner as to avoid endangering or damaging surrounding property 14) Upon completion of each phase of the work, the Contractor shall leave the premises free from all debris and waste, in a broom clean condition. The Contractor shall be responsible for keeping the site free of rubbish and debris, and in a neat, orderly condition at 311 times. The Contractor shall provide trash barrels for use by workmen. i 2 - SITE WORK 1) Clear brush and/or trees as directed by architects. Protect trees to be saved near construction area from damage during construction. 2) Site house and establish levels of finish grade and floor of house on site with architects. 3) Remove any top soil from the construction area before construction and replace and regrade top soil after construction. During construction, store all top soil and all other earth removed for foundation excavation on the site--do not remove from site. 4) Provide and install septic system as shown on drawings. 5) Provide gravel driveway as shown on site plan. 3 - CONCRETE AND MASONRY 1) Foundation walls to be poured reinforced concrete, 8" or 10" thick as shown on drawings. 2) Materials: Concrete-- for slab and work below grade shall be 3,500 psi with 3" max slump, aggregate to be 1" with no admixtures. Vapor barrier-- one layer of 6 mil. polyethelene sheet with 4" overlap at edges. Slab reinforcing mesh shall be 6"x6" WL4 x WL4 welded wire fabric. Reinforcing shall be #4 min., unless noted, overlapped for continuity. 3) Backfill only after first floor deck framing is complete. Use heavy equipment near foundation only after first floor framing is complete. 4) Provide a sump pit in the basement at the lowest point of the floor, after the slab is poured. 5) Chimney to be concrete block, faced with brick, with two 12x12 clay-lined flues, one for furnace and hot water heater, and the other for the fireplace. 6) Do not lay masonry or pour concrete when the temperature of the outside air is below 400 F. Protect work from cold and frost, and insure mortar or concrete will not freeze while hardening. No anti- freeze ingredient shall be used. 7) Masonry work must not be done in full sun at temperatures above 80 degrees Fahrenheit unless shading and water misting are provided to control evaporation. 8) Newly laid masonry work shall be protected from rain until hardened. 4 9) Discard and do not use mortar which is unused after 1 1/2 hours following the initial mixing. 10) Unless otherwise indicated on the drawings, make the masonry plumb, level, and true to line, with square angles and corners. 11) Use only bricks and blocks that are clean and free from dust and other foreign materials. 12) All masonry to be flashed adequately with lead flashing to prevent penetration by moisture. 4 - CARPENTRY 1) All work shall be installed by those skilled in the trade in a solid, workmanlike manner. Contractor will replace or repair at his own cost any work not up to standard. 2) Framing lumber to be kiln-dried. Exterior walls to be 2 x 6. Interior partitions to be 2 x 6 or 2 x 4 as noted. Pieces with knots affecting structural integrity should.-not be used. 3) Build staggered stud walls as shown on plans. 4) All sills and framing in contact with masonry or in moist areas shall be pressure-treated. 5) Frame structure as required for firm, permanent construction. Cut materials accurately. Frame structure level, plumb, and square, to indicated dimensions. Leave no gaps between sheets of plywood wall sheathing. 6) Double frame around openings. Select best materials for structural members. 7) Use metal hurricane clips on all roof rafters: Simpson H 2.5. S) Provide adequate blocking for installation of all finish work, including work provided by others. Place blocking behind towel racks, built-ins, and lighting fixtures, as required. 9) All adhesives used shall be water resistant construction grade. 10) Hand-select the best materials for exposed finish carpentry work. 11) All materials shall be fully protected at the job site, kept under cover and out of contact with the ground. 5 5 - WINDOWS Marvin wood windows, single-glazed with true divided lights (ADL). Cedar 5/4x4 exterior casings (Not by Marvin) to be applied on site . Order sill horns to appropriate size for 5/4 x 4 casings. White Marvin Flexcron finish on outsides of sashes. Double-hung windows to have aluminum triple-track storms/screens with white baked enamel finish and horizontal band lining up with the middle of the window.. Strike plates also to be polished chrome for bathroom doors. 3) French doors to have Baldwin lever handles, unlaquered brass finish. 4) All door hinges to be Baldwin ball bearing hinges, unlaquered brass finish, except for bathroom doors, which will have polished chrome hinges. 5) All exterior doors to have separate deadbolt with interior thumb turn, unlaquered brass finish, all on same key. 7 7 - THERMAL AND MOISTURE PROTECTION 1) Roof shingles red cedar shingles 5" to weather, on spaced lath. 2) Flash and caulk interior and exterior joints as required to leave the building weather tight, including all exterior joints at windows and heads and jambs of exterior doors. 3) Step-flash all joints between sloping roofs and side walls. 4) All flashing shall be lead-coated copper. 5) All exterior wood doors to have brass or bronze interlocking flat-strip weather-stripping. 6) Fiberglas insulation: all exterior walls to have 5 1/2" foil- faced Fiberglas batt insulation; roof: 9" batts; first floor: 5 1/2" batts. 7) Use 1" foil-backed polyurethane insulation with foil side up under bathtubs. 8 - PLUMBING 1) Provide water service to house. All-plumbing systems to be installed by licensed mechanics, respecting all code requirements and manufacturers' recommendations. Contractor shall pay all necessary fees, licenses, and permits, and shall arrange for required inspections. 2) All water supply piping to be copper. 3) Use cast iron drain pipes from second floor bathrooms. 4) Test and prove tight: soil, waste, and vent plumbing with water as required by code. Domestic water lines shall be proven tight at 125 psi. 5) Metal water piping should be electrically grounded. 6) Provide and install 80 gal. oil-fired hot water heater. 7) Plumbing fixtures: 5 toilets: Kohler Wellworth Pressure-clean Lite one-piece, white. 3 bathtubs: Kohler Mendota 51-0" cast iron tubs, white. tub/shower controls: Broadway Collection/old Dominion Suite #26.11550 with 3-5/8" face shower head, arm, and flange #38.10036. Include plumbing hook-up in contract price. 8 S) Provide and install outdoor shower with hot and cold water and hose spigots as shown on plans. 9) Water meter to be located as directed by architects. 9 - ELECTRICAL 1) All work to be done by licensed mechanics to applicable code requirements and following manufacturers' recommendations. Contractor shall pay all necessary fees, licenses, and permits, and shall arrange for required inspections. 2) Provide 200 amp electrical service underground to house. Provide adequate electrical service to handle future addition of heated pool with outdoor lighting. 3) See electrical plans. Include all fixtures labelled on the electrical plans #1, 2, 3, 4, @, 9, and 10 in the contract price. Allow $3,000 for those fixtures that have not been specified: those labelled on the electrical plans #5, 6, and 7. Include installation of all fixtures in contract price. 4) Provide and install eight 2-bulb 41-0" long fluorescent lights and eight electrical outlets in the basement and two porcelain light sockets in the crawl space. 5) Locate electric meter as directed by architects. 6) Provide and install TV antenna in attic above laundry room/back hall and connect antenna to outlets shown on plans. 7) Provide and install plain white ceiling fans where shown on plans. 10 - HVAC 1) Provide and install oil-fired warm air furnace and duct system. Provide three zones: a) Laundry, Playroom, Kitchen, Living Room, Entry Hall, Master Bedroom/Bath; b) Bedroom #5, Bath #4; c) Bedrooms #2,3,4, Baths #2,3. HVAC contractor to adjust system until it works properly. 2) Provide and install 250 gal. oil tank in basement. 3) Review duct placement with architects before framing. 4) Provide and install three low-setting thermostats. 9 11 - EXTERIOR FINISHES 1) Exterior decking to be 5/4 x 4 fir, blind-nailed. 2) All exterior trim to be cedar or redwood. Included are crown moldings "k," "B," and "C," and a bed molding, which are to be custom-milled from cedar or redwood. 3) Use stainless steel nails for all exterior work, including shingles where nails are exposed, and trim. 4) Paint trim and doors one prime and two finish coats. Prime back, sides, and ends of all wood trim. Seal end grain before priming. 5) Stain wall shingles with two coats Cabot's bleaching oil. 6) Paint shall be top-grade exterior alkyd resin paint. Use primer recommended by manufacturer of paint. All primers and paints used for the project shall be mac.ufactured by one of the following manufacturers as approved by the Architect: Pittsburgh Paints, Benjamin Moore, Sherwin Williams, or Pratt & Lambert 7) Sealants shall be paintable. All window and door frames shall be caulked after prime coat is dry. Apply caulk in smooth bead to completely fill joints. . 8) Furnish and lay suitable drop cloths for exterior painting to protect roof and decks from paint drips. Lay plywood over all finish decking to protect it. 9) Protect all finish hardware at doors, lighting fixtures, or other finished items from paint spatter by removing them, carefully painting around them or using masking tape and tarps to protect them. 10) Sand all surfaces before priming and between coats of paint to assure smooth even finish. All surfaces to receive paint shall be smooth and free of sandpaper scratches, millmarks, and other imperfections. 11) Painting materials shall be applied in strict accordance with manufacturer's recommendations, including all temperature and weather limitations. Do not apply paint when temperature is below 50 degrees Fahrenheit, or when temperature is expected to drop below 50 degrees Fahrenheit within twelve hours. Do not apply paint on surfaces in direct sun or where dust is being generated. Do not apply exterior paint within 48 hours of rainy weather. 12) Contractor shall perform all touch-up and restoration of damaged surfaces, and clean-up of adjacent surfaces at the completion of the work. I 10 12 - INTERIOR FINISHES 1) Oak strip flooring throughout house, except in Bathrooms #1, 2, 3, and 4. Oak flooring to have three coats of polyurethane, satin finish. 2) Use building paper between subfloor and finish oak flooring. 3) Install ceramic tile where shown on bathroom wall elevations and on bathroom floors, with thin-set adhesives. Also install tile on floor of master bathroom shower, sloped to drain. Install kitchen backsplash tile covering wall behind cooktop and a single row of tiles around the other counters. Allow $6,000 for the tile itself. Installation to be included in contract price. 4) Use 4" white marble saddle at threshholds of bathroom doors. 5) Use 1/2" gypsum board on walls and ceilings. Provide double layer of gyp. board on staggered stud walls (as shown on plans). Use 1/2" green board on bathroom walls and ceilings, except where tile is shown. Use wonder board behind wall tile. 6) Living room and entry hall wainscoting to be painted 1 x 6 V-groove cedar over 1/2" plywood. 7) All edges and corners shall be left s-quare, all surfaces in true plane, smooth, flush, plumb, straight, level,- and ready for painting. 8) Joints shall not occur within 12" of door or window frames openings. In no case shall joints on opposite side of partitions be allowed over the same stud or post, unless specifically indicated. 9) Joint finishing: For joint treatment, use reinforced fibreglas tape. Reinforce corners at all door and window openings with reinforced tape. 10) Interior window and door casings to be Brosco 8753A. Windows to have sills, except where noted, with Brosco 8753 (2-1/211) aprons. Typical baseboards to be 1 x 6 with Brosco 8455 band molding above. 11) Use biscuits in mitred joints of door and window casings. 12) Counterset all finish nails throughout interior and putty holes. 13) Paint walls and ceilings with one prime coat and two finish coats flat latex paint. Paint wood trim with one prime coat and two finish coats semi-gloss oil paint.
