WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the parry of the part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the building and improvements thereon erected,situate,lying and
being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, known and
designated as Lots numbered 139 on a certain map entitled"Map of Eastern Shores at Greenport,Section 3,"filed in
the Office of the Clerk ofthe County of Suffolk on December 31,1968 as Map No.: 5234
THE GRANTOR RESERVES a life estate during the Grantor's lifetime,with the Grantor to pay for all maintenance
and repairs,water and sewer charges,insurance charges,and taxes relating to said premises. Said life estate shall be
personal to each Grantor,who may assign or lease such estate,accept rents and profits therefrom. The Grantor and/or
the survivor reserves the power to appoint the remainder and/or Grantor's life estate in the premises to any one or
more of the issue of the Grantor, siblings of Grantor, or issue of Grantor's siblings, or the spouses or surviving
spouses of any of the foregoing persons,with the term "issue"being deemed to include persons who have been
adopted according to law(but not born out of wedlock). This power shall be exercisable during the Grantor's(or
survivor's)lifetime,or it may be relinquished during the Grantor's(or survivor's)lifetimes by a Deed to the Grantees
herein or to others who are members of the class of appointees set forth herein. It may also be exercised by provision
(obi? in the Grantor's (or survivor's) Will to any of the Grantees herein or to others who are members of the class of
appointees set forth herein. Any exercise or release of this power shall make express reference to this power,and if
D33C�� by Deed,be executed and recorded in the County Clerk's office where this Deed is recorded,prior to the Grantor's
death,or if by Will,duly executed and admitted to Probate. No exercise of this power shall be deemed to release the
b?o�i Grantor's life estate unless such a release is explicitly made in a Deed. The exercise of this power shall not exhaust
it, and unless the power is specifically released in such a Deed, the Deed recorded last shall control as to any
C—Atco0 ambiguities or inconsistencies. While Grantor is living, the exercise or release of the power shall require both
Grantors to join.
BEING AND INTENDED TO BE the same premises granted to the Party of the first part by Deed dated November
2,2013,and recorded on January 6,2014 in the office of the Clerk of Suffolk County at Liber D00012759,at page
209.
Said premises commonly known as 1220 Green Hill Lane,Greenport,New York
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement,and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said
premises in fee simple, and has good right to convey the same, that the party of the second part shall quietly
enjoy the said premises; that the said premises are free from encumbrances, except as aforesaid; that the party
of the first part will execute or procure any further necessary assurance of the title to said premises; and that
said party of the first part will forever warrant the title to said premises.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
